10 Marla House Prices in Lahore: What Built Homes Cost Across the City

Built 10 marla houses in Lahore currently ask Rs 3.30 crore in Wapda Town to Rs 8.69 crore in DHA Phase 6. Fresh asking bands from 30 October 2026, the age and storey factors that move the number, and the traps hiding in house listings.

A 10 marla house in Lahore can ask Rs 3.30 crore or Rs 8.69 crore. Same plot size, same city, more than 2.5 times the price. The gap comes from the society, the block, the age of the construction, the finishing grade and whether the house was built yesterday or twenty years ago. This guide lays out what built 10 marla houses actually ask across Lahore's main societies, pulled from fresh listings on 30 October 2026.

A note on method, because it matters: every figure below is an asking price, a seller's opening demand, not a confirmed transaction. Portals do not publish sale deeds. This morning we published the companion guide to 5 marla house prices; this one covers the next size up, the city's workhorse family house. We ran every band through two independent listing pulls today and only printed figures both pulls agreed on. Bands that survived one pull are labelled as such, not presented as settled.

The short answer

Across Lahore's main societies, built 10 marla houses currently ask roughly:

  • Rs 5.90 to 8.69 crore in DHA Phase 6, the widest band in the city, with used bungalows near the floor and designer new builds at the top
  • Rs 6.00 to 6.90 crore in DHA Phase 5, a tight cluster around an agency average of Rs 6.07 crore
  • Rs 4.49 to 7.50 crore in DHA Phase 7, where old owner-built structures anchor the floor and 2026-built houses push the ceiling
  • Rs 4.50 to 7.60 crore in DHA Phase 4, widened today by a brand-new Block KK card at Rs 7.60 crore
  • Rs 4.85 to 5.95 crore in Bahria Town, one of the most uniform bands in the city
  • Rs 4.00 to 6.50 crore in DHA Phase 11 Rahbar, nearly all new builds
  • Rs 3.30 to 6.25 crore in Wapda Town, where a used house and a new one barely resemble the same product
  • Rs 3.65 to 6.00 crore in Model Town, where the block matters more than the condition
  • Rs 3.90 to 4.90 crore in Valencia Town, used houses below and one brand-new card at the top
  • Rs 4.40 to 5.15 crore in Johar Town, a compact usable cluster
  • Rs 5.48 to 5.58 crore in Askari 11, the tightest band anywhere, all in Sector B

Three things explain most of the spread: where the house stands, how old the construction is, and what condition it is in. The land under the house is only part of the story.

What actually moves the number

The society sets the band. Five things move a listing inside it.

Age of construction. In Wapda Town, used houses ask Rs 3.30 to 4.65 crore while new ones ask Rs 4.25 to 6.25 crore. The same society contains two different products, and averaging them tells you nothing. Our house valuation guide explains how age and condition feed into a realistic number.

New versus used at the floor. DHA Phase 6's Rs 5.90 crore floor is a used bungalow. Everything new in that phase starts around Rs 6.50 crore. When a dealer quotes you a phase's "rate", ask which of the two markets he means.

Storeys and bedrooms. A 10 marla double-storey in Johar Town runs 4 to 5 bedrooms; in Bahria Town the standard new build is 5 to 6. Triple-storey stock is rare at this size, and each extra bedroom in a new build pushes the card up by roughly Rs 25 to 50 lakh in the same society.

Furnished or not. In DHA Phase 4, a furnished ultra-modern Block KK card asks Rs 6.25 crore against unfurnished neighbours at Rs 5.50 crore. Furniture is not free in the asking price. Do not compare a furnished card with an unfurnished one and call the difference "the market".

Uniformity premium. Askari 11's Rs 5.48 to 5.58 crore band is the tightest in the city because Sector B stock is uniform: same blocks, similar construction, military-managed transfer. Phase 11 Rahbar runs a similar play with 57 new-build adverts in one rate book. Where every house looks alike, the floor holds.

Bands from a single pull, and societies with no band at all

Honesty requires saying what the data would not support.

Bahria Orchard, Rs 2.85 to 4.60 crore: eight OLX cards under two days old found in the second pull. The first pull had only stale cards, so this band is single-pull but strong. If it holds, Bahria Orchard is the cheapest 10 marla house market in Lahore by a clear margin. Note that OLX asks in Orchard ran about 15 to 20 percent below Zameen and Lamudi asks in the same blocks, so the band leans toward used stock.

Khayaban-e-Amin, Rs 2.98 to 4.50 crore: four OLX cards, three days to two weeks old, single-pull. Directionally consistent with the society's 5 marla band, but treat as indicative.

Central Park, Rs 3.65 to 4.20 crore: five fresh cards from the second pull, mostly a uniform 5 to 6 bedroom new-build product on 35 by 65 plots. Indicative.

DHA Phase 8, Rs 4.90 to 5.60 crore: three fresh OLX cards from the first pull; the second pull found no fresh cards, though the dealer rate-book average of Rs 5.27 supports the range. Not published as a settled band.

DHA Phase 9 Town: genuinely thin inventory. One fresh card at Rs 6.45 crore, a brand-new solar-equipped bungalow. No agency carries 10 marla houses there right now.

Lake City: also thin. Two semi-fresh cards at Rs 4.15 and 5.50 crore, and plot listings flooding the house search results. No band.

LDA City: no stock at all. Both pulls confirmed the market there is files and plots only. If you want a built 10 marla house, LDA City is not on the menu yet.

One card was deliberately left out: an Etihad Town listing at Rs 6.00 crore that appears twice from the same dealer. A duplicated single card is not a band.

The build-versus-buy sanity check

A 10 marla double-storey carries roughly 3,000 to 4,000 square feet of covered area, per builder norms. Current verified construction rates put grey structure at Rs 2,800 to Rs 3,500 per square foot and standard turnkey finishing at Rs 6,700 to Rs 8,800. That places a new 10 marla double-storey at roughly Rs 2.01 to 3.52 crore before the plot, approvals or design extras. Our guide to building costs in Lahore works through the stages in full detail.

Run that against the listing bands and the arithmetic gets interesting.

In Wapda Town, a 10 marla plot asks Rs 2.45 to 3.00 crore. Add construction and the all-in build cost lands near Rs 4.46 to 6.52 crore. Used houses ask Rs 3.30 to 4.65 crore. Buying used is plainly cheaper than building there, which also explains why Wapda Town's resale market for old houses stays liquid.

In Valencia Town, 10 marla plots ask a thin Rs 2.15 to 2.20 crore. Building all-in runs roughly Rs 4.16 to 5.72 crore. Ready houses ask Rs 3.90 to 4.90 crore. Again, the ready market undercuts the build cost, and used stock undercuts it by more.

In DHA Phase 6, 10 marla plots ask Rs 1.60 to 3.50 crore, so an all-in build lands near Rs 3.61 to 7.02 crore against ready houses at Rs 5.90 to 8.69 crore. Here building can genuinely come in below ready, especially if you buy the plot at the low end and keep the finishing standard. The decision turns on time, supervision cost and how well you negotiate the construction contract.

In Phase 11 Rahbar, 10 marla plots ask Rs 1.45 to 2.25 crore, which puts an all-in build near Rs 3.46 to 5.77 crore against ready new builds at Rs 4.00 to 6.50 crore. The two options overlap almost completely, which is why Rahbar has become a builder's market: investors buy the plot, build the standard product, and list it into the ready band.

Traps hiding in the house listings

Bait cards. The Johar Town Rs 3.15 crore "brand new" card sat 40 percent below its cluster and never re-surfaced. A demand that is dramatically below every comparable is a phone number harvest, not a house.

Plots wearing house clothes. Ten marla plots keep appearing in house searches: Valencia at Rs 2.45 crore, Park View City at Rs 95 lakh to 1.55 crore, Khayaban-e-Amin at Rs 1.08 to 1.40 crore. If the demand looks like a plot price, read the card twice.

Rental cards in sale results. Several DHA Phase 3 cards in the sale filter carry rents like "125,000 PKR", not demands. Check whether the figure says demand or rent before you compare it with anything.

Location pollution. Graana's Phase 4 and Phase 8 band pages resolve to DHA Islamabad, not Lahore. One "DHA Phase 6" card is actually Rehman City. Portals will happily show you the wrong city if you let them.

Stale template spam. One agency's 2025 templates are still indexed across DHA Phases 3, 5, 6, 7, 8 and 9 Town. A card published in 2025 is not this week's market, whatever the portal's "hours ago" label claims.

Guide-page lag. Portal band pages run months behind live cards. The live cards above are the market; the guide pages are the history of it.

The freshness illusion. "Added 5 hours ago" on OLX can be a refreshed repost. The bands above rest on multi-portal consistency, not timestamps alone.

Estimate your 10 marla house value

Band tables tell you the neighbourhood. They do not tell you what a specific house on a specific street is worth. Our AI Property Value Estimator covers houses as well as plots, and it matches your phase and block against live comparables instead of handing you a city average.

Before you make an offer, it is worth getting a data-backed estimate for your house and carrying it into the negotiation. AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation.

Frequently asked questions

What is the cheapest 10 marla house in Lahore right now? The lowest verified band is Wapda Town's used stock at Rs 3.30 crore. Bahria Orchard shows a single-pull band from Rs 2.85 crore, which would be cheaper, but it rests on one pull and OLX's used-stock skew. Either way, entry into the 10 marla house market starts near Rs 3 crore.

Is it cheaper to build or buy a 10 marla house in Lahore? In established societies like Wapda Town and Valencia, buying a used ready house is currently cheaper than building the same thing. In DHA Phase 6 and Phase 11 Rahbar, building can match or beat ready-house prices, depending on the plot price you secure and the finishing you choose.

Why does DHA Phase 6 ask twice what Wapda Town asks? Society maturity, buyer pool and new-build concentration. Phase 6's band is also the widest in the city, Rs 5.90 to 8.69 crore, which means the "Phase 6 rate" you hear from a dealer could be describing either end. Always ask for the specific block and condition behind the number.

How much more does a furnished 10 marla house ask? In DHA Phase 4, a furnished ultra-modern card asks roughly Rs 75 lakh above comparable unfurnished cards in the same blocks. Furniture is priced into the demand, so compare furnished with furnished.

What taxes will I pay buying a 10 marla house? The same acquisition taxes as a plot: withholding under sections 236K and 236C, stamp duty, and the society's transfer fee. Our property tax guide works through the current rates with examples.

Should I buy a 10 marla house or a 5 marla house? The 5 marla market runs Rs 1.10 to 3.80 crore; the 10 marla market runs Rs 3.30 to 8.69 crore. A 10 marla house buys you double the land and a larger covered area, but the per-marla cost of the land is usually lower. Our plot size guide and the companion 5 marla house guide lay out the trade-offs.

The takeaway

The 10 marla house market in Lahore is not one market. It is a DHA new-build market at Rs 5 to 8.7 crore, a Bahria and Askari uniform-product market at Rs 4.85 to 5.95 crore, and a Wapda Town and Model Town used-stock market at Rs 3.30 to 6.00 crore. Knowing which market a card belongs to is half the negotiation.
