State Life Lahore Plot Prices: How to Read a Listing Before You Pay
State Life Lahore is not one market. Phase 1 possession plots, Phase 1 Extension plots and Phase 2 files trade at very different levels, and most misleading listings come from mixing them up. Here are the verified October 2026 asking bands, kept strictly separate.

State Life Lahore Plot Prices: How to Read a Listing Before You Pay
A 10 marla plot in State Life Lahore can be listed at Rs 1.30 crore and also at Rs 2.40 crore, and neither card has to be wrong. One is a Phase 1 Extension plot. The other is a possession plot in Phase 1 proper. A third card, far cheaper than both, is usually not a plot at all. It is a Phase 2 file.
That is the whole story of this society in one paragraph. State Life Housing Society, now marketed as Lake City Meadows, is three different products wearing one name. Anyone who compares prices across those products without naming the phase, the block and the paper status will get a nonsense answer.
Last updated: 29 October 2026. Reviewed by Shakir Estate. Every figure below is an asking price from listings and dealer boards checked on 28 and 29 October 2026, not a confirmed sale. Where two independent sources could not agree, the article says so and leaves the cell blank rather than guessing.
The short version
- Phase 1 proper is the developed, possession market. A 1 kanal plot there is asking Rs 2.65 crore to Rs 4.00 crore, a 10 marla plot Rs 1.75 crore to Rs 2.40 crore, and a 5 marla plot Rs 1.10 crore to Rs 1.35 crore.
- Phase 1 Extension sits a clear tier below. A 10 marla plot is asking Rs 1.30 crore to Rs 1.90 crore, and a 5 marla plot Rs 70 lakh to Rs 1.30 crore across a wide block spread.
- Phase 2 trades as files, not possession plots. Old 7 marla files convert to 4 marla plots and old 14 marla files convert to 8 marla plots under the Lake City Meadows conversion. No tight Phase 2 price band survived a two source check, so this article does not publish one.
- There is no verified 2 kanal band for any phase this month. The one 7.50 crore card that looks like a 2 kanal deal is actually a pair of 1 kanal plots.
- The society sits on the Ring Road corridor next to DHA Phase 5, reached through Kamahan Lidher Road and Bedian Road. No official society price list exists, so every number here rests on dealer and aggregator sources, and the article labels them as such.
Which State Life are you looking at
Phase 1 is the old, developed part of the society. Its 1 kanal plots sit in blocks A to E, its 10 marla plots in blocks F and G, and its 5 marla plots in block A. It is described across sources as fully developed and populated, which is why its prices sit at the top of the society.
Phase 1 Extension covers blocks G Extension and J Extension, with blocks L and G1 also mentioned in a 2026 society notice, reported by one dealer source, as having possession granted on 10 September 2026. Treat that date as reported, not independently confirmed. Extension plots are possession or near possession plots, but they are not Phase 1 proper plots, and the market prices them accordingly.
Phase 2 is a different thing entirely. It was sold as files in old sizes, mainly 3.5, 7 and 14 marla, and it is now being folded into Lake City Meadows. Under the conversion, a 7 marla file becomes a 4 marla plot and a 14 marla file becomes an 8 marla plot. Until that conversion is complete and a plot is demarcated on the ground, a Phase 2 holding is paper, not a plot you can build on. Any guide that quotes a Phase 2 "10 marla plot price" or "1 kanal plot price" as if it were a possession plot is using sizes that do not exist in Phase 2 after conversion.
The main Lake City project is a separate project again. Its prices, including the Lake City guide published on this blog, must never be quoted as State Life prices.
Phase 1 proper: possession plots
The bands below come from a dealer rate board updated on 28 October 2026, corroborated by individual dealer listings dated 26 October 2026 and a 2026 dealer discussion post. A band is published here only because it survived both checks.
| Size and block | Asking band, October 2026 | Per marla |
|---|---|---|
| 1 kanal, blocks A to E | Rs 2.65 crore to Rs 4.00 crore | Rs 13.25 lakh to Rs 20 lakh |
| 10 marla, blocks F and G | Rs 1.75 crore to Rs 2.40 crore | Rs 17.5 lakh to Rs 24 lakh |
| 5 marla, block A | Rs 1.10 crore to Rs 1.35 crore | Rs 22 lakh to Rs 27 lakh |
Block geography does real work inside the 1 kanal band. The board breaks it down as block A Rs 2.65 crore to Rs 4.00 crore, block B Rs 3.00 crore to Rs 4.00 crore, block C Rs 3.50 crore to Rs 4.00 crore, and blocks D and E Rs 2.65 crore to Rs 3.75 crore. Individual listings from 26 October sit inside that range: block A at Rs 3.40 crore, block E at Rs 3.40 crore, block B at Rs 3.35 crore and Rs 3.90 crore. The ceiling is a block C and block B story, not a society wide price.
Notice the per marla pattern, because it runs against what many buyers expect. The smaller the cut, the higher the per marla rate: 5 marla at Rs 22 lakh to Rs 27 lakh per marla, 10 marla at Rs 17.5 lakh to Rs 24 lakh, 1 kanal at Rs 13.25 lakh to Rs 20 lakh. Small plots in a developed society carry a liquidity and affordability premium. A buyer who averages these into one society rate will overpay for a kanal and underbudget for a 5 marla.
Phase 1 Extension: a tier below, for a reason
| Size and block | Asking band, October 2026 | Per marla |
|---|---|---|
| 10 marla, blocks G Extension and J Extension | Rs 1.30 crore to Rs 1.90 crore | Rs 13 lakh to Rs 19 lakh |
| 5 marla, blocks G Extension, J Extension and A Extension | Rs 70 lakh to Rs 1.30 crore | Rs 14 lakh to Rs 26 lakh |
The 10 marla Extension band is the better supported of the two. The board gives G Extension at Rs 1.30 crore to Rs 1.70 crore and J Extension at Rs 1.35 crore to Rs 1.90 crore, and six individual listings dated 26 October fall inside Rs 1.30 crore to Rs 1.90 crore. The 5 marla Extension band is genuinely wide, Rs 70 lakh to Rs 1.30 crore, because block and location move it that much. Do not quote a midpoint for it. A G Extension 5 marla at Rs 70 lakh to Rs 90 lakh and an A Extension 5 marla at Rs 95 lakh to Rs 1.30 crore are not the same purchase.
Compare the Extension 10 marla band with Phase 1 proper, Rs 1.30 crore to Rs 1.90 crore against Rs 1.75 crore to Rs 2.40 crore, and the gap is roughly Rs 45 lakh to Rs 50 lakh at the top end. That gap is the market pricing development maturity and location inside one society name. It is also the gap a careless listing can hide by dropping the word Extension from the title.
Phase 2 files: what can and cannot be said
Phase 2 file prices are the one part of this market where honesty means refusing to give a tidy band. Two sources that should agree do not.
A single dealer board dated 28 October 2026 quotes converted 4 marla files at Rs 39.5 lakh and converted 8 marla files at Rs 77.5 lakh, with old 14 marla files at Rs 75 lakh to Rs 76 lakh and old 7 marla files at Rs 39 lakh to Rs 39.5 lakh. Those numbers are internally consistent: the old file price and the converted plot price match.
But a dealer update from November 2025 quoted 4 marla files at Rs 28 lakh to Rs 32.5 lakh and 8 marla files at Rs 40 lakh to Rs 50 lakh, with no overlap at all with the October 2026 board. The difference could be genuine appreciation over eleven months, a different file status, or both. No second independent October 2026 source confirms the Rs 39.5 lakh and Rs 77.5 lakh figures, so they are reported here only as single dealer board figures, not as a market band.
Two further Phase 2 facts matter. First, development charges quoted for the conversion, Rs 8 lakh for a 4 marla conversion and Rs 16 lakh for an 8 marla conversion, come from a single dealer transition report and are not published here as verified society charges. Ask the society office for the current schedule before budgeting. Second, a November 2025 update reported that on ground Phase 2 development had not commenced and the official Phase 2 map was still pending at that date. Do not let any listing promise you a Phase 2 possession date it cannot document.
What is deliberately left out
A 2 kanal band is left blank. The 2025 guide figure of Rs 8.50 crore to Rs 14 crore for Phase 2 is single source, stale, and its Phase 2 sizes do not survive the conversion test. No second source confirms any current 2 kanal cut. The 7.50 crore card that surfaces in searches is a pair of 1 kanal plots in block B, not a 2 kanal plot.
Commercial rates are left out too. The same dealer board quotes 4 marla commercial plots at very different levels by block, but the only second source disagrees in detail, so no commercial band is published. Commercial 4 and 8 marla figures in crores also sit dangerously close to residential 4 and 8 marla file figures in lakh, which is exactly how a search result misleads a reader who skims.
House prices are excluded on purpose. Aggregator cards for houses in the society scatter from around Rs 1 crore to nearly Rs 4 crore for a 5 marla house, with no consistent basis. Mixing those cards into plot bands would corrupt every number in this article.
Approval status, development charges and transfer fees for this society are also unverified. One aggregator claims LDA approval, but no LDA list entry or society circular was found to confirm it in either research pull. Before paying, check whether the housing society is legally approved through the authority that controls the land, and confirm the current transfer schedule with the society office directly. Our property tax guide explains the federal and Punjab charges that apply to a Lahore transfer in general, but society specific fees have to be confirmed case by case.
How to read a State Life listing
Ask five questions before you treat any card as comparable, and ask them in this order.
First, which phase is it, Phase 1 proper, Phase 1 Extension, or Phase 2. If the card does not say, assume you do not know the price yet.
Second, possession plot or file. A file card belongs in the Phase 2 discussion, never in a plot band.
Third, which block. Block C kanal plots and block D kanal plots are not priced the same, and Extension blocks are not proper blocks.
Fourth, is the size the converted size or the old file size. A 7 marla card and a 4 marla card can describe the same Phase 2 holding before and after conversion.
Fifth, what is the unit. Dealer boards quote in lakh, so a board entry of 340 means Rs 340 lakh, which is Rs 3.40 crore. Cards that mix lakh and crore in the same search page are a reliable source of expensive mistakes.
Watch for three more traps that showed up repeatedly in this month's research. Aggregator ranges for the society, such as 5 marla at Rs 14.5 lakh to Rs 99 lakh, blend files, Extension plots, houses and stale cards into one span, and are useless as a band. A January 2021 dealer board quoting 1 kanal at Rs 1.20 crore to Rs 1.90 crore still ranks in search results and is an order of magnitude below current asking prices. And a guide titled for both phases that quotes Phase 2 10 marla at Rs 2.00 crore to Rs 3.20 crore and 1 kanal at Rs 3.80 crore to Rs 6.00 crore is quoting possession sizes Phase 2 does not have after conversion.
Estimate your plot value
If you already hold a plot in State Life, or you are comparing two cards that look similar, the useful next step is a block level estimate rather than a society average. You can check your plot's estimated value with Shakir Estate's AI Property Value Estimator, entering the exact phase, block and size. The estimator works best when the inputs are precise, and in this society the phase and block are the whole difference.
AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation.
For context on how the same method works across the city, our guide to how much your plot is worth in Lahore walks through triangulation, per marla normalisation and outlier removal. State Life is a good test case for that method, because the outliers here are not random. They are whole phases wearing the same name. Readers weighing the neighbouring corridor may also want the Lake City plot price guide, keeping in mind that Lake City and Lake City Meadows are separate projects.
Frequently asked questions
What is a 1 kanal plot asking in State Life Phase 1 right now?
In Phase 1 proper, Rs 2.65 crore to Rs 4.00 crore in October 2026 asking prices, with block C at the top of the range and blocks D and E at the lower end.
Is Phase 1 Extension cheaper than Phase 1 proper?
Yes, by a clear tier. A 10 marla Extension plot asks Rs 1.30 crore to Rs 1.90 crore against Rs 1.75 crore to Rs 2.40 crore in Phase 1 proper. Always confirm whether a card says Extension, because dropping that word flatters the price.
Can I buy a 10 marla possession plot in State Life Phase 2?
Not as a current possession plot. Phase 2 trades as files that convert to 4 marla and 8 marla plots. A card advertising a Phase 2 10 marla or 1 kanal possession plot should be treated as mislabelled until the seller documents otherwise.
Why is there no 2 kanal price in this guide?
No current 2 kanal band survived a two source check. The figures circulating for Phase 2 are stale, single source, or describe a pair of 1 kanal plots rather than one 2 kanal plot. Leaving the cell blank is more useful than publishing a number nobody can corroborate.
Is State Life the same as Lake City?
No. State Life is now marketed as Lake City Meadows, a separate project from the main Lake City development on Raiwind Road. Prices from one must never be used for the other.
Final takeaway
State Life rewards the buyer who reads the small print and punishes the buyer who reads only the headline. Phase 1 proper, Phase 1 Extension and Phase 2 files are three markets, and the price gap between them is not a bargain waiting to be found. It is the cost of development, demarcation and paper, priced in.
