Park View City Lahore Plot Prices: How to Read a Listing Before You Pay

Fresh Park View City Lahore listings, 22 October 2026: 5 marla asks Rs48-78L and 10 marla Rs95L-1.8cr swing by block, not size. Why the block name decides the price, the two-regime LDA/RUDA approval, and the file-vs-plot traps.

A 5 marla plot in Park View City Lahore costs Rs 48 lakh in one block and Rs 78 lakh in another, on the same day. A 10 marla card at Rs 95 lakh and another at Rs 1.8 crore can both say "Park View City" in the header and mean completely different products. That is the first thing to understand about this society: any "Park View City rate" quoted without a block name is meaningless.

Park View City is Vision Group's large project on Multan Road, near Thokar Niaz Beg, not far from Bahria Orchard and Izmir Town. It began life in 2006 as River Edge, changed hands in 2010 and was rebranded and launched in 2012. It now spans somewhere between 5,000 and 10,000 kanal depending on whose count you use, across 17 to 20-plus named blocks. The guide below lays out what listings actually asked on 22 October 2026, and how to decode them.

A note on method, because this society punishes careless reading more than most: every figure below is an asking price, the seller's opening demand, not a confirmed sale. Fresh cards are live portal listings seen on 22 October 2026; guide bands come from dealer and portal guide pages and are labeled as such. Where the data was thin, I have said so. Our guide to what your plot is actually worth explains how to turn asks into a realistic number.

Last updated: 22 October 2026. Reviewed by Shakir Estate. Asking bands were refreshed the same day against a second pull of portal listings; figures revised where the two pulls disagreed.

The two things that decide every price here

Before the numbers, the structure. Park View City sits under two regulatory regimes. The front and core sections carry LDA approval with NOC issued. The western expansion toward the Ravi falls under RUDA, and a January 2026 analysis describes around 17 extension blocks as provisionally accepted or still under scrutiny, with approvals expected to mature in phases. Some fresh listings even mention RUDA charges as a separately settled item. So the block name on a listing tells you the approval authority, the development stage and a good part of the price, all at once.

The second structural fact: three different products sell under the same society name. A possession plot is on-ground and transferable now. An installment file is a booking against a payment plan, typically 10 to 20 percent down. A non-possession plot is allotted but not yet handed over. Cards rarely make the distinction obvious. Ask "file or on-ground plot?" before you ask anything else.

Fresh listing snapshot, 22 October 2026

These are live cards seen during this week's check, with block, size, ask and how fresh the card was.

5 marla

  • Rs 48 lakh, Crystal Block, Zameen, added 3 days ago
  • Rs 50 lakh, Platinum Block, Lamudi, updated minutes before the check
  • Rs 52 lakh, Diamond Block, Lamudi, 2 days old
  • Rs 58 lakh corner, Crystal Block, Zameen (portal-verified), 1 day old
  • Rs 58 lakh transfer-free, Tulip Overseas, Lamudi, 2 days old
  • Rs 60 lakh, Diamond Block, Lamudi, 2 days old
  • Rs 66 lakh, Tulip Overseas, Lamudi, 2 days old, card states possession paid and RUDA charges settled
  • Rs 77-78 lakh, Executive Block, Lamudi, within the last day

10 marla

  • Rs 95 lakh, Crystal Block, Zameen (portal-verified), added 1 hour before the check, full possession paid
  • Rs 95 lakh, Diamond Block, Lamudi, 1 day old, full paid
  • Rs 1.42 crore, Tulip Extension, Zameen, under an hour old (same wording appeared on an older listing ID, so treat as one data point)
  • Rs 1.8 crore, Rose Block, Zameen (portal-verified), 1 day old, corner, park-facing, balloted

1 kanal

  • Rs 2.39 crore, dealer sheet on wall.pk, 8 days old, indicative with a negotiable claim

Notice what is missing: no fresh possession-ready 1 kanal resale cards were captured in this pull. The 1 kanal market here runs on dealer sheets and official plans, not a deep card float. Saying that plainly is more useful than inventing a band.

Two older but honest cards are worth a mention. A 67-day-old Zameen card for Crystal 5 marla at Rs 47.5 lakh explicitly states possession is not paid. That kind of candor is rare on these portals, and it is exactly the question to put to every other seller. A 92-day-old Executive 5 marla card at Rs 75 lakh advertises transfer-free, which is consistent with this week's Rs 77-78 lakh Executive asks.

Guide bands by block tier

Portal and dealer guide pages (a jaga.pk cash/secondary table last updated around December 2025) group the society into tiers. Treat these as background ranges, not live prices:

Block tier5 marla10 marla1 kanal
Developed core: Sapphire, Jasmine, Topaz, Rose, JadeRs 80L-1.35crRs 1.5cr-2.6crRs 3.5cr-5cr
Executive, Topaz, Tulip Ext, Jade ExtRs 70L-1crRs 1.2cr-1.6crn/a
Tulip OverseasRs 60L-85LRs 1.3cr-1.8crn/a
Overseas, Diamond, Platinum, Crystal, Crystal ExtRs 35L-65LRs 80L-1.3crRs 2cr-3.5cr
Budget/installment: Silver, Orchard, PearlRs 25L-50LRs 60L-1.15crn/a

The fresh cards above sit inside these ranges, which is a good sign: Crystal 5 marla at Rs 48-58 lakh lands in the 35-65 lakh tier, Executive at Rs 77-78 lakh lands in the 70 lakh-1 crore tier. The most developed blocks with families living in them are Rose, Jasmine and Topaz, with Jasmine noted for LESCO billing and gas connectivity. Golf Estate is the premium tier. Pearl, Royal and Orchard are the budget, installment-heavy entry.

Per-marla: the block matters more than the size

Run the per-marla math and the pattern jumps out. Five marla asks run from about Rs 9.5-15.6 lakh per marla in Crystal and Platinum up to roughly Rs 27 lakh-plus per marla in Executive. Ten marla runs from about Rs 9.5 lakh per marla (Crystal at Rs 95 lakh) to Rs 18 lakh per marla (Rose at Rs 1.8 crore). The identical 5 marla costs two to three times more in Executive than in Crystal. In DHA the small-cut premium usually follows the size; here it follows the block. If you are choosing between sizes rather than societies, our plot-size guide works through that decision, and our 10 marla cross-city guide puts these numbers against the rest of Lahore.

File versus plot: the price that is not a price

This is where buyers lose money. Overseas block 10 marla is advertised at Rs 75-80 lakh on dealer cards, but that is a file on a two-year installment plan, not a possession plot. A Golf Estate 10 marla "file" at Rs 25 lakh is a booking offer, not a plot price. Low outliers work the same way: a Pearl 5 marla at Rs 27 lakh, an Orchard 5 marla at Rs 30 lakh and a Prestige 5 marla at Rs 17.5 lakh (the last one explicitly "file / non-possession plot, installment/transfer conditions apply") are not market rates for possession plots. Do not put them in the same table as the Rs 48-78 lakh possession cards. They are a different product.

Dealer launch rates for reference

Dealer-posted launch rates (not an official Vision Group price list, which could not be fetched this round):

Plan5 marla10 marla1 kanal
Overseas block launch (ASK Marketing cards)Rs 45-47.5LRs 80L (Rs 75L discounted)Rs 1.5cr
Royal block (plotistan.pk)Rs 55L plan / Rs 60L possessionRs 100L plan / Rs 110L possessionRs 250L plan / Rs 270L possession
Orchard block (titanium.com.pk)Rs 40LRs 85Ln/a
Tulip Overseas (ilaaqa.com 2026 guide)~Rs 90LRs 1.6-1.8cr~Rs 2.75cr+

Typical structure is 15-25 percent down with quarterly installments over two to three and a half years. Compare a launch file against resale on total cost including dues and possession timeline, not on the headline figure.

Reading the listings without getting burned

The rest of the traps, seen in this week's data:

  • File cards priced like plots. Overseas 10 marla at Rs 75-80 lakh and the Golf Estate file at Rs 25 lakh are installment bookings. Ask "file or on-ground?" first.
  • Low outliers. Pearl Rs 27 lakh, Orchard Rs 30 lakh, Prestige Rs 17.5 lakh are files, non-possession plots or bait. Not comparables for possession plots.
  • The wrong Park View. Park View City Islamabad/Rawalpindi is a separate project by the same developer; its cards and guide pages contaminate Lahore searches. A DHA Phase 8 "Ex Park View" 1 kanal at Rs 5.75 crore is a different area entirely.
  • Dealer-template duplicates. One agency ran eight near-identical 5 marla cards at Rs 60 lakh across Imperial, Crystal, Tulip Ext and Diamond. Same wording, same photos, one seller's inventory dressed as market depth.
  • Recycled freshness. "Added X ago" refreshes when a card is updated, so an 11-minute-old card can be a nine-month-old listing. Identical text across listing IDs is the tell.
  • Commercial pollution. The Walk II 10 marla commercial at Rs 12 crore and Broadway commercial cards appear inside residential plot searches. Filter by category before comparing.
  • "Transfer free / possession paid" is a dealer claim. Verify it at the society's NDC counter. The one honest card in this pull, Crystal at Rs 47.5 lakh stating possession is not paid, shows what the others should be saying.
  • Asks exclude dues. Development and transfer charges are separate, and no official transfer-fee schedule was found online. Get the current figures from the society office in writing.

What the ask does not include

Budget beyond the headline. On a Rs 95 lakh 10 marla purchase, federal advance taxes, Punjab stamp duty, registration-related charges, the society transfer fee and agent commission all sit on top. Our real cost of buying a plot in Lahore works a Rs 2.5 crore example line by line, and the property tax guide covers the filer and non-filer treatment. Confirm the society's current transfer fee and any outstanding development or RUDA dues before you pay token.

Check the number before you commit

Asking bands are the market's opening bid, and in this society the opening bid means nothing without the block name, the regulator and the file-or-plot answer. Before you pay token, check your plot's estimated value against block-level comparables instead of a society average. AI valuations are estimates based on available market information and property inputs; actual sale value varies with exact block, regulator, dues position, possession status, documentation and negotiation.

Frequently asked questions

What is the going rate for a 5 marla plot in Park View City Lahore? On 22 October 2026, live resale asks ran Rs 48-78 lakh by block: Crystal and Platinum Rs 48-58 lakh, Diamond Rs 52-60 lakh, Tulip Overseas Rs 58-66 lakh, Executive Rs 75-78 lakh. Guide pages show wider tier ranges of Rs 25 lakh to Rs 1.35 crore across all blocks.

What is a 1 kanal plot asking in Park View City? The resale float is thin. A dealer sheet asked Rs 2.39 crore; Royal block's official band is Rs 2.5-2.7 crore; launch files start around Rs 1.5 crore. No fresh possession-ready 1 kanal resale cards were captured in this week's pull.

Is Park View City Lahore LDA approved? Partly, and that is the point. The front and core sections carry LDA approval with NOC issued. The western extension blocks toward the Ravi fall under RUDA, with around 17 blocks described as provisionally accepted or under scrutiny in a January 2026 analysis. Verify the specific block's position; our society verification guide shows how.

What is the difference between a file and a plot? A file is an installment booking, usually 10-20 percent down against a payment plan, with no on-ground possession yet. A plot is allotted and, if possession-paid, transferable and buildable now. Overseas 10 marla at Rs 75-80 lakh and the Golf Estate Rs 25 lakh "plot" are files. Price them as what they are.

Which block should I look at? It depends on the budget and the timeline. Rose, Jasmine and Topaz are the most developed with families living there. Executive commands the top 5 marla asks. Crystal, Platinum and Diamond are the mid-tier resale market. Pearl, Royal and Orchard are the budget, installment-heavy entry. Whatever you choose, confirm the block's regulator and the plot's possession and dues position in writing.

Final takeaway

Park View City is not one market. It is twenty-odd blocks under two regulators with three different products sold under one name, and the same 5 marla can cost two to three times more from one block to another. The buyers who do well here are the ones who read the block name, the approval regime and the file-or-plot distinction before they read the price.
