LDA City Lahore Plot Prices: How to Read a Listing Before You Pay

LDA City wears one name over two very different markets: possession plots in Jinnah Sector and balloted files in Iqbal Sector. Verified October 2026 asking bands for 5 marla, 10 marla and 1 kanal, the development-charge line item dealers hide, and the listing traps to watch for.

LDA City Lahore Plot Prices: How to Read a Listing Before You Pay

Ask three dealers for the LDA City rate and you will get three different numbers. None of them is exactly wrong, and none of them is the whole story. LDA City is not one market. It is two: possession plots in Jinnah Sector, where you can stand on the ground you are buying, and files or non-possession plots in Iqbal Sector, where what you are really buying is paperwork for a future plot. The price gap between those two is roughly two times. Until you know which one a listing belongs to, its price tells you nothing.

The short version:

  • Jinnah Sector 5 marla possession plots are asking roughly Rs55L to Rs95L this month.
  • Iqbal Sector 5 marla files and non-possession plots are asking roughly Rs25L to Rs50L.
  • A fresh 5 marla file asks about Rs31L. A possession 5 marla plot asks two to three times that.
  • Development charges run Rs4L to Rs23L depending on size and balloting round. Cards marked "all dues clear" have them baked in.
  • Every figure below is an asking price from October 2026 listings and dealer rate boards, not a confirmed sale.

Start with the sector, not the price

Jinnah Sector is the Phase 1 development. Possession has been handed over in blocks B, C, D, E, F, G, H, J, L, A1 and B1, and houses are under construction in several of them. Iqbal Sector is the Phase 2 area. Blocks AA, BB and CC have been balloted, but possession is still a future event. Dealer estimates talk about late 2026 or early 2027; we could not confirm a possession date in any LDA announcement, so treat those estimates as claims rather than promises.

This is why sector labels matter so much. A 5 marla card at Rs39L in BB block looks like a bargain against a Jinnah card at Rs75L. But they are different products. One is a file for a plot you cannot build on yet. The other is land with possession handed over. Read the block letter first and the price second: BB, AA and CC belong to Iqbal. A, B, C and the rest of the single-letter blocks belong to Jinnah. More than one October listing gets this wrong, which we get to below.

What listings are asking in October 2026

Jinnah Sector (possession and on-ground plots)

Plot sizeAsking bandWhat the cards show
5 marlaRs55L to Rs95LG1 Rs55-58L (all dues paid), Q Rs57L, J Rs59.5-75L, F Rs75-76L, C possession Rs85L, C corner Rs90L. Dealer boards Rs45L to Rs95L, updated 17 Oct.
10 marlaRs75L to Rs2.1crK Rs55L (ready for possession), L Rs63L possession, H Rs70-84L (all dues clear), C Rs98L, B1 Rs1.15cr possession. Dealer boards Rs75L to Rs2.1cr.
1 kanalRs1.1cr to Rs3.4crA Rs1.4cr, G Rs1.5cr, E Rs1.8cr possession, D park-facing on a 75ft road Rs2.2-2.35cr (a premium outlier). Dealer boards Rs1.1cr to Rs3.4cr.
2 kanalRs4.5cr to Rs6.2crDealer board only, very thin supply.

Iqbal Sector (balloted files and non-possession plots)

Plot sizeAsking bandNotes
5 marlaRs25L to Rs50LDealer quotes around Rs30.5L; a 5 marla file card added 8 hours ago asks Rs31L.
10 marlaRs45L to Rs85LDealer quote around Rs52.5L.
1 kanalRs75L to Rs1.3crDealer quote around Rs92.5L.

Files still trade actively. A market-reference table updated 17 October puts fresh files at Rs31L (5M), Rs53L (10M) and Rs93L (1K), with exemption letters a little cheaper at Rs26L, Rs47L and Rs87L. For context, a fresh 5 marla file at Rs31L and a possession 5 marla plot starting around Rs55L means possession roughly doubles the file price. Corner, park-facing and main-road positions add more on top of that.

These are dealer asks and portal listing cards from October 2026. They are not transaction records, and the spread inside each band is the point: your plot sits somewhere inside it depending on block, position, dues and paperwork. Two independent dealers can quote different numbers for the same block without either of them lying, because they may be pricing different possession statuses.

The hidden line item: development charges

Development charges are the part of the LDA City price most cards say nothing about. The schedules most dealer sources cite for Phase 1 plots are Rs4L (5 marla), Rs6.9L (10 marla), Rs11.5L (1 kanal) and Rs23L (2 kanal). For 3rd and 4th ballot plots the charges roughly double: Rs8L, Rs14L and Rs23L for the 5, 10 marla and 1 kanal cuts. Possession charges run Rs1,000 per marla on top. None of these schedules could be traced to a dated LDA circular during this week's research, so treat them as the market's working numbers, confirmed with the seller before you pay anything.

The practical version: a card marked "all dues clear" has these charges paid and folded into the ask. A card that says nothing about dues may leave up to Rs23L for the buyer to pay later. The price on the card and the money out of your pocket are not the same number. Buying a file defers development charges until balloting and possession, which is one reason files ask less.

Traps to watch for in LDA City listings

That is the headline trap. The others are variations on the same theme:

  • Files sold among plots. A card titled "LDA CITY Iqbal Sector 5m Ready To Transfer Files Available Plot For Sale" at Rs31L, added 8 hours ago, sits inside the plots feed. It is a file, not an on-ground plot. The word "Plot" in the title is doing heavy lifting.
  • Duplicate dealer cards. The same 5 marla Iqbal file card appears under different Zameen IDs posted days apart. A fresh-looking timestamp can be a repost of a stale ad.
  • Nearby-scheme pollution. Cards for Etihad Town, Soul City, Zaamin City and Kings Town carry "LDA City" or "near LDA City" in their location keywords. They are different projects with different prices and different risk profiles.
  • Stale cards ranking. Cards crawled around 300 to 360 days ago are still being served with "Added 5 hours ago" stamps. Treat relative timestamps with suspicion and ask for the card's live link.
  • Boilerplate descriptions. Most LDA City cards carry identical auto-generated filler text about development plans. Ignore the description. Read the location tag, the block and the dues line.
  • Self-contradicting cards. An F-block 5 marla card asking Rs63-76L embeds description text saying F-block "ranges 49-55L." The card contradicts itself. When it does, phone-verify the number instead of bookmarking it.

If this sounds like work, it is the same triangulation our plot valuation guide walks through in detail.

What LDA City actually is

LDA City is the Lahore Development Authority's flagship housing scheme: roughly 60,000 kanals (sources vary between about 45,000 and 64,000) on Main Ferozepur Road at Kahna Nau in southern Lahore, with dedicated interchanges to the Lahore Ring Road Southern Loop. The internal megaprojects are ambitious: a 1,200-kanal golf course, roughly a 1,000-kanal Fatima Jinnah Park, a 4,000-kanal Medical City, a 1,300-kanal Diplomatic Enclave and a 3,400-kanal second central business district, per the scheme's own promotional summaries. Main boulevards run up to 300 feet wide.

On development, the verified milestones are these: LDA reported 6,500-plus plots at possession stage in September 2025 and opened possession for another 2,800 in A1, B1, H and L. The 3rd and 4th balloting rounds were completed in 2025. A Rs34 billion development package for Iqbal Sector was reported as approved in December 2025, but we found the report in a dealer source, not in an LDA press release, so we pass it on as reported, not confirmed. The 2026-27 development allocation cited by agency sources is Rs12.5 billion.

One thing worth remembering alongside all of this: approval is the line that matters. LDA ran demolition drives against illegal housing schemes on the Raiwind and Multan road corridors this month, and our guide to that crackdown explains why a name check on the authority's own lists comes before any price comparison. LDA City is the authority's own project, so the approval question answers itself here. The verification you still owe yourself is the specific plot: allotment letter, block and dues.

Estimate your plot's value before you call a dealer

A card asking Rs90L for a 5 marla is either a genuinely prime corner in a possession block or somebody testing the market. The only way to tell is to compare it against several similar asks, normalized for size, block, position and dues. That is exactly what Shakir Estate's AI Property Value Estimator does: feed it the plot size, sector and block, and it returns a data-backed estimate with comparables, so you walk into the negotiation knowing which cards deserve a call and which deserve a scroll past.

AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot position, street width, development status, demand, documentation and negotiation.

A word on taxes and transfer costs

The asking price is the beginning of the bill, not the end. Beyond development charges and possession dues, a Lahore transfer carries federal advance taxes (1.25 percent for filers under section 236K at purchase, 2.75 percent under 236C at sale), 2 percent Punjab stamp duty on urban property, and the society's own transfer schedule. Our property transfer tax guide lays each one out separately with worked examples, so you can budget the true acquisition cost before you commit.

Frequently asked questions

What is the difference between Jinnah Sector and Iqbal Sector?

Jinnah Sector is Phase 1: most blocks have possession, development is advanced and houses are under construction. Iqbal Sector is Phase 2: blocks AA, BB and CC have been balloted but possession has not happened yet. Jinnah asks roughly twice what Iqbal asks for the same plot size, and that gap is the market pricing certainty.

Can I build immediately in LDA City?

Only on plots in blocks where possession has been handed over. A file in Iqbal Sector buys you no land to build on today; you wait for possession. Confirm the possession status of the exact block before paying any token money.

What does "all dues clear" mean on a listing card?

It means the seller claims development charges, possession charges and any other society dues are paid, and the asking price already reflects them. A card silent on dues may mean the buyer inherits them, potentially several lakh. Get the dues statement in writing.

Are files safe to buy?

Files are a legitimate product in LDA City and they trade daily, but they are paper, not land. Verify the file with LDA records, confirm transfer fees (market sources cite about Rs8,000 for a file transfer), and understand that you cannot build until balloting and possession reach your block.

How do I check a specific plot before buying?

The checks are the same as for any Lahore society: the allotment letter and approval paperwork, the exact block and plot number, the dues position, and a check that the seller discourages nothing. Our step-by-step legality guide walks through the full sequence.

Which plot size should I buy in LDA City?

The 5 marla market is the most liquid, the 10 marla is the family sweet spot and the 1 kanal buyer pool is thinner and slower. Our plot size guide compares what each size really costs once construction and taxes are included.
