Etihad Town Lahore Plot Prices: How to Read a Listing Before You Pay

Etihad Town prices hinge on the phase you are reading. Phase 1 five-marla resale plots ask Rs1.30 to Rs1.45 crore, while Phase 4's official launch price is Rs62 lakh on a three-year plan. This guide maps every phase, dates the rate cards, and flags the listing traps.

Etihad Town Lahore Plot Prices: How to Read a Listing Before You Pay

A five marla plot in Etihad Town can be Rs62 lakh or Rs1.45 crore depending on which phase you mean. Both figures are live this week, and both are real. One is the developer's official launch price for a new phase on a three-year plan; the other is what resale sellers are asking in the developed phase. Quote them interchangeably and you will misjudge the market by a factor of two.

Here is the phase-by-phase picture, all from listings and rate tables checked on 23 October 2026. Every figure below is an asking price, not a transacted one.

Quick facts

  • Developer: Etihad Group (Union Developers), the group behind the LUMS and UCP campuses and other institutional projects
  • Phase 1: developed and occupied, on Raiwind Road; Phase 2 possession delivered in several blocks; Phase 3 developing on installments; Phase 4 new launch on a three-year plan
  • Phase 1 five marla resale asks: Rs1.30 to Rs1.45 crore this week
  • Phase 4 official launch price for five marla: Rs62 lakh
  • The Rs59 lakh figure still floating around is the superseded pre-launch plan, not the current price
  • Phase 4 holds LDA technical approval; the full NOC is still in process

Phase 1: the developed resale market

Phase 1 sits on Raiwind Road and is the only phase with full LDA approval (finally approved 3 December 2024). It is a ready-possession market: you buy a plot, you can build. That is why resale here costs roughly twice the launch-phase prices.

Fresh Zameen listings posted this week cluster tightly for five marla: Rs1.30, 1.35, 1.40 and 1.45 crore across five cards, including a Premier Enclave plot posted nine hours before we checked. Ten marla sits at Rs2.65 to Rs2.75 crore on three cards, one of them Block C on-ground, posted three days ago. Position within the block, corner and park-facing attributes, and how urgently the seller wants out are doing the usual work on the spread.

Watch the outliers. One five-marla card titled "Premium" asked Rs98 lakh, about a third below the cluster, posted one day ago. A card that far under the pack is bait or a distressed file until you prove otherwise on a phone call.

SizeAsking range, 23 Oct 2026Basis
5 marlaRs1.30 - 1.45 crore5 fresh Zameen cards
10 marlaRs2.65 - 2.75 crore3 Zameen cards

Per marla, both sizes land around Rs26 to 29 lakh, which tells you the market here prices land rather than the cut size. We found no current verified cards for 18 marla or 1 kanal residential this week, so those bands stay blank instead of being filled in from stale dealer sheets. If a seller hands you a Phase 1 price, a quick check of your plot's estimated value is worth doing before you travel to meet them.

Phase 4: the new launch on a three-year plan

Phase 4 is a new launch in the southern corridor by the Ring Road. Dealer pages cite Jia Bagga Road, Chenab Road and Pine Avenue; the developer's own page references Jia Bagga Road and the Halloki Interchange. The current price table, updated 20 October 2026 on the developer's own site and re-confirmed across five independent dealer sources today:

SizeTotalBooking 20%30 monthly (1%)4 balloons (5%)Ballot 10%Possession 20%
5 marlaRs62 lakh12.4 lakh62,0003.1 lakh each6.2 lakh12.4 lakh
10 marlaRs1.10 crore22 lakh1.10 lakh5.5 lakh each11 lakh22 lakh
20 marlaRs2.05 crore41 lakh2.05 lakh10.25 lakh each20.5 lakh41 lakh
40 marlaRs3.90 crore78 lakh3.90 lakh19.5 lakh each39 lakh78 lakh

The structure sums cleanly to 100 percent, which is the first thing to verify on any plan. Our guide to reading a payment plan before booking walks through this exact test. Two caveats straight from the Phase 4 terms: prices are land cost only (development charges are separate), and corner or park-facing plots carry a 10 percent premium each, 15 percent for both. A corner five marla therefore costs Rs68.2 lakh, not Rs62 lakh. Budget for property taxes on top of the asking price too; the plan price is only the start of the all-in cost.

The 59 lakh trap: date the plan, not the page

Several dealer pages still quote Rs59 lakh for the Phase 4 five marla and call it official. That was the pre-launch plan (5 marla Rs59L, 10 marla Rs1.05cr, 20 marla Rs1.95cr, 40 marla Rs3.7cr), superseded when the launch table moved to Rs62 lakh around 20 October 2026. Any page still showing the May-dated plan image is running on stale material.

The fastest dating test we know on this market: 59L means pre-launch, 62L means current launch. It also exposes the look-alike domain trap. The developer's site is etihadstown.com. A site named etihadstown.com.pk, with one extra letter, quotes the superseded 59L figures as current and carries spam text in its footer. Spell the domain character by character before you trust a "developer rate" page.

Approval vocabulary: "LDA approved" is a slogan

Phase 4's documented status is an LDA technical approval letter (LDA/DMP-I/422, dated 3 July 2026) for 261 kanals in Mouza Asal Suleman. The full NOC is still in process. Pages that claim "full NOC issued" or "100 percent legal" are marketing, not documents. Phase 1 is the only finally-approved phase. Phase III did not appear on LDA's approved-schemes register as read on 4 October 2026. If you want the general process for this check, our guide to checking whether a housing society is legal in Lahore covers the steps.

Phase 2 and Phase 3: the middle ground

Phase 2 (Jia Bagga Road) has possession delivered in several blocks and held its possession ceremony in September 2026. A single Zameen card this week asked Rs75 lakh for a five marla with possession in G Block; with only one card, treat that as a quote, not a band. Phase 3 is developing on installments: the current new rate for five marla is Rs57 lakh (land only), confirmed by two dealer sources today. Phase 3 has no verified ten-marla figure this week beyond single-source mentions, so we do not quote one.

The phase discipline matters more than the marla discipline. A five marla can be Rs57 lakh (Phase 3 launch), Rs62 lakh (Phase 4 launch), or Rs1.30 to 1.45 crore (Phase 1 resale). Our cross-city five-marla price guide shows how this spread looks across all of Lahore, and the ten-marla guide does the same for the bigger cut. A price without a phase is meaningless.

Overseas Block: why it costs more

Etihad's Overseas Block inventory is priced above the standard blocks because it bundles developed status with a different buyer segment. The official Overseas plan lists five marla at Rs1.20 crore, confirmed twice today: on the saiban Overseas page and on a fresh Zameen card for an on-ground five marla in Phase 1's Overseas Block posted 18 hours before we checked. The 3 marla (Rs75 lakh) and 10 marla (Rs2.20 crore) Overseas figures come from a single source each, so we cite the five-marla figure with confidence and note the others as single-source.

One nuance worth checking on your paperwork: the developer's pages mention Overseas inventory in more than one phase, so confirm the exact phase and block on the booking form before paying.

How to read an Etihad Town listing

The traps we verified today, in the order they will cost you money:

  1. The pre-launch plan as "current". A page titled with the official plan can carry the superseded 59L image from May 2026. Check the image date, not the headline. (https://lahorerealestate.com/etihad-town-phase-4-lahore/)
  2. The look-alike domain. etihadstown.com.pk mimics etihadstown.com and quotes outdated figures. Verify the domain character by character.
  3. "LDA approved" without a letter. Phase 4: technical approval only, NOC in process. Demand the letter for your phase.
  4. Bait cards below the cluster. A five-marla Phase 1 card at Rs98 lakh against a Rs1.30 to 1.45 crore cluster, and a Phase 4 five-marla file at Rs50 lakh against the official Rs62 lakh, are both invitations to call, not to celebrate.
  5. Residential headlines on commercial cards. One card titled "4 MARLA RESIDENTIAL PLOT" is categorized as a commercial plot at Rs4.5 crore with a Verified badge. Read the category field, not the headline. (https://www.zameen.com/Property/etihad_town_etihad_town_phase_1_4_marla_residential_plot_for_sale_in_etihad_town_phase_1_premier_living_block-54799485-16882-2.html)
  6. Same size, different phase. A 5.33 marla commercial in Phase 3 at Rs2.9 crore on installments has nothing to do with Phase 1's 5.33 marla commercial band. Never compare marla-to-marla across phases.
  7. Wrong-project pollution. A card titled "Etihad Town Phase 3 ... at Kanal Road" is actually for Union Livings on Main Canal Bank Road, and one dealer's comparison mixes in LDA City's Jinnah Sector. Read the address field twice. (https://www.zameen.com/Property/main_canal_bank_road_union_livings_etihad_town_phase_3_union_living_5_marla_residential_plot_for_sale_on_easy_installments_plan_at_kanal_road-33410939-18404-2.html)
  8. Expired offers still indexed. One dealer page advertises a Phase 1 Overseas deal "valid till 31 March"; that March has passed. Check validity dates on any special deal. (https://lahorerealestate.com/ads/lrecomment.php?gb_id=133817)

Estimate your plot value

Feed in the size, block and possession status and see whether the seller's ask sits inside the verified band. AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, plot orientation, street width, development status, demand, documentation and negotiation.

Frequently asked questions

Is Etihad Town Phase 4 LDA approved? It holds an LDA technical approval letter (LDA/DMP-I/422, dated 3 July 2026). The full NOC is still in process. Treat "LDA approved with full NOC" on dealer pages as marketing unless the dealer shows you the letter.

What is the current official price of a five marla plot in Etihad Town Phase 4? Rs62 lakh on the three-year launch plan: 20 percent booking, 30 monthly installments of one percent, four balloon payments of five percent, 10 percent at ballot and 20 percent at possession. Corner or park-facing plots cost 10 percent more each.

Why do some pages still quote Rs59 lakh? That was the pre-launch price, superseded when the launch table went live around 20 October 2026. A page showing 59L today is either stale or a look-alike domain.

How much does a five marla plot cost in Etihad Town Phase 1? Resale sellers are asking Rs1.30 to Rs1.45 crore this week on Zameen. The price is roughly double Phase 4 because Phase 1 is developed, occupied and fully LDA approved.

Which is better, Phase 1 or Phase 4? They are different products. Phase 1 is ready possession at roughly twice the price; Phase 4 is a new launch on installments with development charges still to be clarified. Compare your budget and timeline, not just the headline price.
