DHA Phase 12 Lahore Plot Prices: How to Read a Listing Before You Pay
DHA Phase 12 is one of the easiest phases in Lahore to misunderstand. It started life as the EME Cooperative Housing Society, was absorbed into DHA before 2010, and now sits fully developed along the LBDC canal, a few minutes from Thokar Niaz Baig. Search its prices online and you will hit three problems at once: dealer guides from different years that do not agree, file prices from DHA Phase 13 quoted in lakhs that look nothing like Phase 12 plot prices in crores, and listings from Islamabad's ECHS that have no connection to Lahore at all.
This guide sorts that out. Every figure below is an asking price, not a confirmed transaction. And one honest caveat upfront: Phase 12 is a thin-inventory possession market with no daily dealer rate board, so there are no fresh October 2026 listing cards to quote. The bands below come from dealer guides published between July 2025 and March 2026, plus stale portal cards used only as context. Where a number is dated, I say so.

What DHA Phase 12 actually is
Phase 12 is the former EME Cooperative Housing Society (EME CHS). A private firm launched it, DHA acquired it, and by mid-2010 a DHA spokesman was already referring to "the DHA Lahore EME sector" as one of DHA's sectors, so the takeover was complete before then. The exact absorption year does not appear in any fresh source, so I will not pretend otherwise. LDA approved its NOC in 2006, and transfers now run under DHA Lahore administration on the Phase 12 schedule.
Location-wise, the phase fronts Canal Road and Multan Road along the LBDC canal, about 4 km from Thokar Niaz Baig, with access via the Ring Road, Raiwind Road and the M-2 motorway. It borders DHA Phase 8 on one side. Muhafiz Town and Abpara Society sit nearby. The phase is fully developed and populated, with possession available everywhere. DHA tendered a mosque in Block B in 2026 and built 160 five-marla "EME Cottages" next to D Block, which tells you the development phase is long over. There is nothing left to ballot. Plots only.
The phase is laid out in nine blocks: A, B, C, D, E, F, G, H and J. Residential cuts are 5 marla, 10 marla, 32 marla (1.5 kanal), 1 kanal and 2 kanal. There is no residential 8-marla cut with a published band, and no file-rate market at all. The three daily file boards that track DHA Phase 10 and Phase 13 have zero Phase 12 rows, because there is nothing to file-trade.
The price bands, with dates attached
| Plot size | Asking band | Basis | Confidence |
|---|---|---|---|
| 5 marla | Rs 1.20-1.70 crore | Dealer guides, Jul 2025 to Mar 2026 | Medium |
| 10 marla | Rs 2.5-3.5 crore | Dealer guides, Jul 2025 to Oct 2025 | Medium-low |
| 1 kanal | Rs 4.0-6.75 crore | Two dealer guides plus a stale 2024 portal card | Medium |
| 2 kanal | Rs 11.5-18 crore | Dealer guide plus a 2023 portal card | Medium |
A few notes on how to read this table honestly. The 5-marla cluster runs from Rs 1.35-1.70 crore in a July 2025 dealer guide (D Block, limited inventory) and Rs 1.55-1.65 crore in an October 2025 holding-company review, down to a Rs 1.20 crore floor in a March 2026 guide whose low end looks stale and unsourced. A dead 2024 Zameen card at Rs 1.4 crore for a D Block five marla sits inside the cluster but proves nothing current.
For 10 marla, one July 2025 guide says Rs 2.5-3.25 crore and an October 2025 review says Rs 3.25-3.75 crore. Different pages, different vintages, so the honest band is the overlap: Rs 2.5-3.5 crore, and I would treat the top half with more caution.
One-kanal plots cluster at Rs 4.0-6.75 crore across the two main guides, covering the D, E, F, G and H blocks. A stale 2024 portal card at Rs 4.6 crore for an E Block kanal sits inside that band. Two-kanal plots run Rs 11.5-18 crore, with the premium cards in J Block near the main entrance.
There is also a 32-marla (1.5 kanal) cut quoted at Rs 7-8.15 crore in a single July 2025 source, so treat that as indicative, not a band. And if anyone interpolates an 8-marla residential price between the 5 and 10-marla bands for you, stop them. No published 8-marla residential rate exists anywhere this research could find.
What the block letters tell you
Block geography is the price, as in every mature DHA phase. The consistent picture across sources:
- D Block: five-marla residential plus the main commercial zone. Five-marla inventory here is explicitly limited.
- B and C Blocks: the 32-marla (1.5 kanal) premium pocket.
- J Block: two-kanal plots near the main entrance command the top.
- D, E, F, G, H: the one-kanal belt.
The premium logic is the usual one: possession status, construction density, boulevard and main-entrance proximity, and how close the plot sits to D Block's commercial hub.
Phase 12 vs Phase 13: do not mix these up
This is the single most expensive confusion a buyer can make in DHA's numbering system. Phase 12 is a developed, possession-phase market where plots trade in crores. Phase 13, the former DHA City, is a file market where allocation files trade in lakhs, with balloting still awaited.
