Al-Noor Orchard Lahore Plot Prices: How to Read a Listing Before You Pay
Verified asking prices for Al-Noor Orchard on Sharaqpur Road, Lahore. Standard resale bands, premium dealer cards, the West Marina on-ground deal and the launch prices still floating online, kept strictly apart.

Al-Noor Orchard Lahore Plot Prices: How to Read a Listing Before You Pay
Al-Noor Orchard sits on Main Lahore-Sharaqpur Road at Saggian Khurd, near the Faizpur Interchange, opposite Al-Raziq Garden and about 3 km from Al-Jalil Garden. The developer is Al-Jalil Developers. It is an installment society story rather than a mature DHA style market, and that changes how you should read its prices. One search returns at least four different products under one name, and a 5 marla card can mean anything from a launch file priced years ago to a possession-ready plot with a premium facing.
Every figure below is an asking price or a published plan, read on 24 October 2026 and checked in two independent pulls. Nothing here is a confirmed transaction price. Asking prices are the ceiling of a negotiation, not the value of the plot.

The short answer
Al-Noor Orchard does not have one price for a 5 marla plot. It has tiers, and the tier matters more than the size.
| Cut | Standard resale (developed zones) | Premium individual asks |
|---|---|---|
| 3 marla | Rs 21 lakh to Rs 24 lakh | Rs 37.75 lakh, near commercial, Plot 378 |
| 5 marla | Rs 35 lakh to Rs 39 lakh | Rs 46.25 lakh corner, Plot 328; Rs 48.75 lakh west-open, Plot 200 |
| 8 marla | No band | One near-commercial card at Rs 77.5 lakh, Plot 244 |
| 10 marla | Rs 60 lakh to Rs 70 lakh | Rs 1.07 crore corner, Plot 245; Rs 1.39 crore main boulevard, Plot 382 |
| 1 kanal | No current resale band | West Marina on-ground deal at Rs 1.40 crore (see below) |
| 2 kanal | No current resale band | Executive launch price only, Rs 1.70 crore (historical) |
The standard resale bands come from a published 2026 guide for on-ground, possession-ready plots in the developed zones. The premium figures are individual dealer cards, each with a facing and a plot number. Never blend the two columns into one range. A buyer comparing a Rs 60 lakh standard 10 marla plot with a Rs 1.39 crore boulevard card is not comparing like with like.
Why the 10 marla gap is not a contradiction
The gap between the Rs 60 lakh to Rs 70 lakh guide band and the Rs 1.07 crore and Rs 1.39 crore cards looks like a data error. It is not. It is the difference between a standard plot and a premium-facing plot, and an independent index reading sits between the two levels and supports that reading.
The Zameen price index for Al-Noor Orchard Block A, 5 marla, averaged Rs 44.95 lakh in June 2026, after Rs 41.57 lakh to Rs 43.65 lakh in April and May. That average sits above the 5 marla guide band of Rs 35 lakh to Rs 39 lakh and below the premium 5 marla cards at Rs 46.25 lakh and Rs 48.75 lakh. Standard resale trades above the guide, premium cards trade above the average. The same three-tier shape explains the 10 marla spread.
One practical consequence follows. When a dealer quotes you a 5 marla figure, ask which tier it belongs to before you compare it with anything else. A quote without a block, a facing and a possession status is not a quote you can use.
The West Marina deal, kept separate
West Marina is a different product from the main Al-Noor Orchard blocks, and it has its own current deal. Two independent outlets published the same dealer deal, and the developer's own West Marina page confirms the structure: 10 percent booking and a four-year plan across 5 marla, 10 marla and 1 kanal, described as ready-to-deliver plots. The developer page publishes no prices, so the prices below are the published deal terms, not a developer price list verified today.
| West Marina cut | Total | Booking | Monthly | On possession | Half-yearly |
|---|---|---|---|---|---|
| 5 marla | Rs 45 lakh | Rs 4.5 lakh | Rs 35,000 | Rs 9 lakh | Rs 2.5 lakh |
| 10 marla | Rs 80 lakh | Rs 8 lakh | Rs 61,250 | Rs 16 lakh | Rs 4.5 lakh |
| 1 kanal | Rs 1.40 crore | Rs 14 lakh | Rs 105,000 | Rs 28 lakh | Rs 8 lakh |
The newest dated price source for this deal is January 2026, and the full schedule dates to March 2025. Possession is stated at 4 to 6 months, and development charges are included in this deal. Confirm the current price with the developer before treating any of these figures as today's rate, and confirm in writing whether development charges are included in the card you are actually being sold. Other cards in this society do not say so, and a headline total that excludes development charges is a different price.
Launch prices still floating online
Two sets of launch prices are still live on listing sites, and both are routinely mistaken for current rates.
West Marina Executive launched at Rs 29.50 lakh for 5 marla, with Rs 4 lakh booking and installments from Rs 20,000 a month on a five-year plan, balloting in one year and possession in four years. The 1 kanal launch price was Rs 90 lakh, and the launch set also includes 2 kanal at Rs 1.70 crore and 4 kanal at Rs 3.25 crore. These figures are still listed on Zameen, undated, but they are superseded as a current offer: the West Marina on-ground deal prices the same block's 5 marla at Rs 45 lakh, and a February 2026 society guide notes that West Marina is mostly sold out with only resale opportunities available. Treat the Executive figures as launch history.
Marina Sports City launched at Rs 14.50 lakh for 3 marla, Rs 21 lakh for 5 marla, Rs 38 lakh for 10 marla and Rs 65 lakh for 1 kanal, on a five-year plan with 50 monthly installments. The same February 2026 guide states that Marina Sports City is not actively selling and new bookings are not active. Those launch figures belong in a history box, not in a buying decision.
A related legacy figure is worth one line. A Block B 10 marla installment page still live today totals Rs 60.50 lakh, which sits neatly inside the current guide band of Rs 60 lakh to Rs 70 lakh. The page's own images date to December 2019, so the total corroborates the band but the schedule is not a current offer.
The approval question, answered honestly
This is the section most listings get wrong, so it is stated plainly. Current verified data was not available from a sufficiently authoritative source to confirm LDA approval for Al-Noor Orchard as a whole.
Dealer pages repeatedly cite an NOC number, LDA/DMP1/SKP/913, dated October 2019. That is a repeated dealer claim, not an authoritative source, and it is not printed here as proof. A republication of LDA's approved-schemes list does include an entry for Al-Noor Orchards at Mouza Moranwala, but that republication is not LDA's own site, its underlying list is years old, and its area of 307.95 kanal covers far less than the marketed project. A February 2026 society guide takes the most cautious published position: Blocks A, B and C are described as LDA-approved, while D Block and West Marina are described as under the process of final approval. That is a dealer-page claim too, and it is echoed here only as reported, not as verified.
