10 Marla Plot Price in Lahore: What the City's Workhorse Cut Costs Across Societies
Fresh asking bands for 10 marla residential plots across Lahore, pulled from portal listings and dealer boards on 22 October 2026, with per-marla comparisons and the traps that make 10 marla cards the trickiest listings in the city to read.

If you are building a family house in Lahore, this is probably your size. The 10 marla plot sits in the middle of the market: big enough for a proper double-storey home with a lawn, small enough that the buyer pool stays deep. It is also the size where listing prices swing the widest, because 10 marla cards span everything from Iqbal Sector files territory to prime DHA Phase 2 ground.
This week a 10 marla card in LDA City asks Rs 64 lakh. Another, in DHA Phase 2, opens at Rs 3.5 crore. Both are real. The guide below lays out the current asking bands across Lahore's main societies, pulled from fresh portal cards and dealer boards on 22 October 2026, and shows how to read them.
A note on method, because it matters: every figure below is an asking price, a seller's opening demand, not a confirmed transaction. Portals do not publish sale deeds. Treat these bands as the ceiling of the negotiation, not the value. Our plot valuation guide walks through how to turn asks into a realistic number.

The short answer
Across Lahore's main societies, 10 marla ground plots currently ask roughly:
- Rs 45 lakh to Rs 1.15 crore in LDA City, depending on sector and possession
- Rs 52 lakh to Rs 1 crore in Bahria Orchard, Lahore's cheapest ground 10 marla
- Rs 85 lakh to Rs 2.25 crore in Bahria Town Lahore, block and dues status swinging the band
- Rs 1 to 1.6 crore in Khayaban-e-Amin and DHA Phase 9 Prism's lower bands
- Rs 2.2 to 2.85 crore in Lake City, Etihad Town Phase 1 and Wapda Town's top end
- Rs 2.6 to 4 crore plus across mature DHA phases, where the block is the price
The single biggest driver inside any one society is paperwork, again. A file, a non-possession plot and a possession plot of the same size in the same phase can price like three different products. DHA Phase 7 made the point neatly this week. Five fresh cards from the same phase ask Rs 1.50 crore and Rs 3.05 crore for the same ten marlas. Same size, same phase, different products.
10 marla asking bands by society, October 2026
| Society | 10 marla asking band | What the band hides |
|---|---|---|
| LDA City, Iqbal Sector | Rs 45 to 85 lakh | Freshest anchor in the city: Block BB at Rs 64 lakh, card added 11 hours before research, balloted and all-paid. |
| LDA City, Jinnah Sector | Rs 55 lakh to 1.15 crore | Block H at Rs 1.10 crore added 20 hours ago, verified live. 150-foot-road L Block asks Rs 2.75 crore, above the band and worth a phone call before trusting. |
| Bahria Orchard | Rs 52 lakh to 1 crore | The 52 lakh "investor deal" sits below the dealer floor of Rs 62 lakh, treat it as an outlier, not the floor. A separate project from Bahria Town, always. |
| Bahria Town Lahore | Rs 85 lakh to 2.25 crore | Ghazi Block Sector F asks Rs 85 lakh with possession, Janiper Sector C asks Rs 2.25 crore. Tauheed Block cards at Rs 2.75 and 4.5 crore are commercial, not residential. |
| Khayaban-e-Amin | Rs 1 to 1.6 crore | Park-facing 10 marla at Rs 1.06 crore on a live dealer sheet. Single Block P card at Rs 70 lakh excluded as an outlier. |
| DHA Phase 9 Prism | Rs 1.05 to 2.2 crore | Six fresh listings added in the last three days. One OLX ad at Rs 11.5 crore under "10 marla" is actually a 1 kanal, exclude it. Files trade separately at Rs 88 lakh allocation. |
| DHA Phase 8 | Rs 1.25 to 3 crore | Freshest anchor of the day: Z4 IVY Green at Rs 1.25 crore, added an hour before research, possession on an 80-foot road. 10 marla is genuinely rare in Phase 8. |
| DHA Phase 7 | Rs 1.5 to 3.72 crore | Five fresh cards in 1 to 3 days: Y Block at Rs 1.5, 1.75, 2.25 and 3.05 crore, U Block at Rs 3.15 crore. Dealer boards corroborate the spread. |
| Wapda Town | Rs 2 to 2.85 crore | Seven cards all posted the same day with near-identical boilerplate titles, read them as one dealer's inventory, not seven independent sellers. |
| Lake City | Rs 2.2 to 2.85 crore | M-3 Extension at Rs 2.2 crore added a day ago, three more cards at Rs 2.4 to 2.65 crore. The band has edged up since our October 8 check. |
| Etihad Town Phase 1 | Rs 2.4 to 2.75 crore | Park-facing at Rs 2.4 crore, Premier Enclave at Rs 2.75 crore. Official Phase 1 plan price is Rs 2.2 crore, so resale asks a modest premium of 9 to 25 percent. |
| DHA Phase 9 Town | Rs 2.4 to 3.5 crore | Dealer board updated yesterday. Thin supply by nature, 10 marla here is genuinely scarce. |
| DHA Phase 4 | Rs 2.6 to 3.7 crore | Block KK at Rs 2.84 crore added 12 hours ago. Three cards at Rs 3.2 crore are one agency's reposts across three weeks, not new inventory. |
| DHA Phase 1 | Rs 3 to 3.5 crore | Dealer board, narrows the earlier band. Oldest phase, smallest dealer footprint, fewer fresh cards. |
| DHA Phase 6 | Rs 1.75 to 4 crore plus | E Extension possession at Rs 2.1 crore added a day ago; main blocks quoted above Rs 4 crore. The bottom of the band is extension territory. |
| DHA Phase 5 | Rs 1.4 to 4.28 crore | A Rs 1.4 crore B Extension card sits against a verified Rs 2.1 to 2.29 crore Block M band, the low card reads like affidavit or dues-unpaid paper behind possession claims. L Block prime touched Rs 4.28 crore. |
| DHA Phase 2 | Rs 3.5 to 6.6 crore | Guide-driven, no clean dated portal card today, and the 2.08 crore figure on one project page conflicts with its own 3.5 crore floor. Quote the band with a wide confidence interval. |
| DHA Phase 11 / Rahbar | Rs 1.4 to 3.25 crore | Sector-driven: 1D and 1E run Rs 2.5 to 3.25 crore, 4Q Rs 1.4 to 2.25 crore. A separate scheme from main DHA. |
| Johar Town | Rs 2.05 to 3.75 crore | Carried from mid-October research, not re-confirmed today; "Johar Block" cards from Bahria Town pollute every search, excluded. |
| DHA Phase 10 | Files only: Rs 48 lakh affidavit, Rs 46.75 lakh allocation | No ground plots on the market. File rates slipped about 4 percent since early October. |
A few societies get no firm band. DHA Phase 3 has no verifiable current individual 10 marla card, only dealer-guide ranges of Rs 3.8 to 5.5 crore, so lead with that caveat. Model Town shows no fresh 10 marla card at all; the last verified number is around Rs 3.5 crore. Gulberg II and III have no current residential cards, only guide ranges. Valencia Town's anchor card died this week, so the Rs 2.15 to 2.2 crore band is last seen, not live. Leaving a cell soft is more honest than filling it with a guess.
The per-marla lens, and why 10 marla is the comparison size
Dealers quote plot prices, but professionals compare per marla, and the 10 marla cut is where the size-arithmetic gets interesting. Smaller cuts usually cost more per marla because the buyer pool is deeper. Our guide to choosing a plot size walks through the pattern with DHA Phase 5's October numbers: 5 marla at Rs 30 to 34 lakh per marla, 10 marla at Rs 21 to 38 lakh, 1 kanal at Rs 18 to 37.5 lakh.
This week's data repeats the pattern city-wide. In Prism, 10 marla runs Rs 10.5 to 22 lakh per marla. In Bahria Orchard, Rs 5.2 to 10 lakh, the cheapest ground 10 marla per unit in the city. In Bahria Town, Rs 8.5 to 22.5 lakh. In Lake City, Rs 22 to 26.5 lakh, tightly clustered, which is what a mature, possession-heavy sector looks like.
Compare that with our 5 marla city-wide guide from three days ago and the picture sharpens. Bahria Orchard 5 marla asks Rs 26 lakh and up while 10 marla asks Rs 52 lakh and up, the small-cut premium is alive and well. But in Phase 9 Town, 5 marla asks up to Rs 1.45 crore and 10 marla asks Rs 2.4 crore and up, meaning the per-marla rates overlap once you account for block and position. The size discount exists, but position can erase it. Always compare within the same block, not across phases.
This week's file market, in brief
A word on files, since 10 marla is one of the two sizes where Lahore's file market is genuinely active. Keep files and ground plots in separate columns forever; they are different products.
On this week's dealer boards: Phase 10 10 marla allocation files ask Rs 46.75 lakh and affidavit files Rs 48 lakh, down about 4 percent since early October. Prism allocation files moved the other way, up to Rs 88 lakh. Phase 9 Town affidavit files sit at Rs 1.35 crore, Rahbar allocation at Rs 75 lakh, and Phase 13 allocation softened to Rs 27.75 lakh. In Phase 7 the gap is instructive: allocation files at Rs 95 lakh against ground plots starting at Rs 1.5 crore, about a 1.6x gap for the same ten marlas on paper. That gap is the price of a real plot you can build on today versus a claim on a future one.
Traps that make 10 marla cards the trickiest to read
The 10 marla cut attracts more creative listing behavior than any other size, and this week's research turned up the full set. Read every card against this checklist before you shortlist.
Commercial cards wear residential costumes. Tauheed Block 10 marla cards at Rs 2.75 and 4.5 crore in Bahria Town are commercial plots. Semi-commercial cards near Shaukat Khanam pollute Johar Town searches. In Etihad Town, 5.33 marla cards at Rs 2.6 to 4.3 crore are commercial cuts. If a 10 marla price looks like a 1 kanal price, it is probably not residential.
One dealer's inventory wears seven masks. Wapda Town's seven fresh cards all appeared on the same day with near-identical boilerplate titles and photo styles. Phase 4's three Rs 3.2 crore KK cards are one agency reposting the same plot across three weeks. A band built on reposts is a rate card, not a market.
The wrong scheme borrows the name. "Phase 2" searches pull in New Lahore City Phase 2 (Rs 1.65 to 1.96 crore) and Dream Gardens cards, different schemes at roughly half the price of real DHA Phase 2. "Model Town" cards at Rs 1.12 crore belong to a newer private scheme using the name. "Phase 3" searches mix Rahbar Phase 3 cards at Rs 85 lakh to 1.6 crore with real Phase 3. Always ask which authority governs the scheme.
Stale boards rank as current. An OurUPN Lake City board dated this week shows 10 marla at Rs 68 to 85 lakh against live cards at Rs 2.2 to 2.85 crore; the board's actual edit is years old. Date the source, not the crawler.
Developer deals are not resale. Bahria's 58 lakh Phase 2 deal and the official 45 lakh Phase 10 plan price are plan prices with payment schedules attached. Comparing them against a resale ask is comparing two different products.
Wondering what your 10 marla plot is worth?
Bands are a starting point. Your plot's value depends on the exact block, the corner and park-facing position, the possession status and whether the dues are clear, and a band cannot see any of that. Frequently asked questions
What is the cheapest 10 marla plot in Lahore right now? Among the city's planned societies, Bahria Orchard's asking band of Rs 52 lakh to 1 crore is the lowest for ground plots this week, followed by LDA City's Iqbal Sector at Rs 45 to 85 lakh. Both are separate, developing schemes; price the dues and the waiting period into the decision.
Why do 10 marla prices vary so much in the same phase? Three things do most of the work: paperwork status (file, non-possession, possession), block geography, and dues. DHA Phase 7 spans Rs 1.5 to 3.72 crore this week, almost entirely explained by those three.
Is 10 marla a good size for investment in Lahore? It has the deepest family-buyer pool of any mid size, which supports resale, but per-marla rates run lower than 5 marla in most societies. It is a builder's size first and a trader's size second.
Should I buy a 10 marla file or a plot in Phase 10? Phase 10 has no ground plots on the market; the 10 marla choice there is affidavit at Rs 48 lakh or allocation at Rs 46.75 lakh, with the official DHA plan price at Rs 45 lakh. Buy the file for the plan, not as a substitute for a plot.
What does 10 marla cost in DHA Phase 5 this week? Ground cards span Rs 1.4 to 4.28 crore, but the low end reads like affidavit or dues-unpaid paper and the verified Block M band sits at Rs 2.1 to 2.29 crore. Phase 5's spread is a paperwork story, not a negotiation range.
How much transfer tax will I pay on a 10 marla plot? That depends on the deal value and your filer status, not the size. Our property transfer tax guide works through section 236K, Punjab stamp duty and society transfer fees with current rates. In DHA, the 10 marla plot transfer fee alone is Rs 105,000 under the current schedule.
The bottom line
The 10 marla market this week rewards the same discipline as the 5 marla one: read the band, then read the card. A Rs 64 lakh card in LDA City and a Rs 3.5 crore card in Phase 2 are both "10 marla in Lahore" and they share almost nothing else. Separate files from plots, commercial from residential, schemes from namesakes, and fresh cards from stale boards, and the market reads clearly.
