How to Use the AI Plot Value Estimator (and Read Your Report)

Our AI Plot Value Estimator produces an evidence-backed market estimate for plots anywhere in Pakistan — researched live, not pulled from a stale table. Like any tool, it rewards good input. Here is how to use it well.

Step 1: Be precise about location

The estimator weighs comparables by geographic similarity, so every level of precision you add improves the result:

  • City — required.
  • Housing society / area — required. "DHA", "Bahria Town", "Gulberg" and similar.
  • Phase — strongly recommended. Phases trade at genuinely different levels.
  • Block / sector — the single most valuable detail. "DHA Lahore Phase 6 Block K" produces far better comparables than "DHA Lahore".

Plot number, street and nearby landmark are optional, but help when a block has internal price variation (for example, plots near the commercial strip versus deep inside).

Step 2: Enter the size exactly as your documents state it

Choose Marla, Kanal, square feet or square yards — whichever your file uses. Quick-select chips cover the common sizes (3, 5, 7, 8, 10 Marla, 1–2 Kanal). The engine normalizes rates internally using 1 Kanal = 20 Marla and the society's own square-foot convention where one applies, so you don't need to convert anything yourself.

Step 3: Select honest characteristics

Corner, main boulevard, park facing, possession status, development status and the rest exist because the market prices them. Two notes:

  • Select only what genuinely applies — the engine adjusts value only where market evidence supports a premium or discount, so inflating characteristics mostly produces a report you can't act on.
  • Possession/non-possession and developed/undeveloped matter a lot in newer phases; don't skip them.

What happens when you submit

The engine validates and normalizes your details, then performs live market research for your exact society, phase and block. It collects comparable plots, determines what each price actually represents (total price, per Marla, per Kanal, per square foot), normalizes them, discards outliers and duplicates, and weighs the closest matches most heavily. Expect the research to take a minute or two — that is genuine searching, not a loading animation.

Reading your report

Estimated market value — a range (a low and a high bound) rather than one number, because the underlying market evidence is a spread of asking prices. When the market for your exact plot is thin, the range is wider and more cautious.

Estimated midpoint — a reasonable central figure for planning, shown both in Crore/Lakh and in full PKR.

Estimated market rate — the normalized per-Marla (or per-Kanal) rate implied by the research, when the evidence supports one. Useful for sanity-checking individual quotes you encounter later.

Price factors — the characteristics working in your favour (corner position, main boulevard, developed block) and the ones weighing on the price, so you know why the range is where it is.
