DHA Phase 9 Town Lahore Plot Prices: How to Read a Listing Before You Pay

DHA Phase 9 Town is a different project from Phase 9 Prism, and the listings do not always say so. This guide pulls fresh October 2026 asking prices for Town plots (5, 8 and 10 marla), explains why Town paper trades at a premium to Prism files, and flags the mislabeled listings to avoid.

DHA Phase 9 Town Lahore Plot Prices: How to Read a Listing Before You Pay

A listing that says "DHA Phase 9 Town" is not always a Phase 9 Town plot. Portals let agents type whatever title they like, and we found a live Zameen listing this week advertising "10 Marla Possession Plot No K-1748, DHA Phase 9 Town" while Zameen's own location tag puts it in DHA Phase 9 Prism, Block K. Block K is a Prism block. The title is wrong, and it is wrong in a way that catches Town searches.

That mix-up matters because Town and Prism are different products at different prices. Town is the compact, largely built-up sibling: 4,211 kanals, five blocks (A to E), possession handed over in stages since 2023, more than 1,500 houses standing. Prism is the mega phase next door: 37,646 kanals, blocks A to R, possession still rolling through 2026. This guide pulls fresh October 2026 listings and dealer boards for Phase 9 Town and shows how to read any Town listing before you pay. Every figure below is an asking price, not a confirmed sale.

The Town spread at a glance

Plot sizeOctober 2026 asking rangeWhat moves it most
5 marlaRs 83 lakh - 1.65 crBlock, possession status, park or road facing
8 marlaRs 1.85 cr - 2.65 crBlock (A and C top the board), road width
10 marlaRs 2.35 cr - 3.10 crGenuinely rare in Town; thin supply
1 kanalNot verified in TownNear-absent; most "1 kanal Phase 9" results are Prism

Town sits along Bedian Road with Ring Road access, next to Askari 11. It is an end-user phase with a lower ticket size than the prestige phases, which is why 5 marla is its majority cut.

5 marla: Rs 83 lakh to Rs 1.65 crore

This is the best-documented band in Town right now. Zameen's Block D page, opened live on the day of research, shows 230 residential plots listed in that single block, with verified plots asking Rs 1.20, 1.25, 1.35, 1.45 and 1.55 crore. The honest cluster for an ordinary on-ground 5 marla sits between roughly Rs 1.0 and Rs 1.5 crore.

The edges of the band need a closer look. A 5 marla at Rs 1.65 crore is the top of the current listings. At the bottom, two listings at Rs 85 lakh sit well below the verified cluster. Those could be distressed or urgent sales, or they could be bait prices designed to collect calls. A Rs 85 lakh 5 marla in a market clustering at Rs 1.2 crore deserves one phone call before you plan around it.

Block D also carries deep supply, which gives buyers real negotiating room. When one block shows 230 live listings, the ask is a ceiling, not a rate.

8 marla: Rs 1.85 crore to Rs 2.65 crore

Here is a fact that sorts out a lot of confusion: 8 marla exists in Phase 9 Town, not in Phase 9 Prism. Every current rate board lists 8 marla only under Town, and the cut makes up only about 4 to 5 percent of C Block. If a "Phase 9" listing advertises an 8 marla plot, it is a Town plot by definition, whatever the title says.

A dealer rate board updated on the day of research (Ch Mujahid Yasin, lahorerealestate.com) quotes 8 marla blockwise: A Block Rs 2.40 to 2.65 crore, C Block Rs 2.40 to 2.65 crore, D Block Rs 1.88 to 2.30 crore. Live Zameen listings in Block D agree with that board: a possession 8 marla on a 40-ft road at Rs 1.85 crore, one on a 100-ft road at Rs 2.05 crore, and one on a 120-ft road at Rs 2.30 crore. Road width is visibly doing work inside this band.

10 marla: Rs 2.35 crore to Rs 3.10 crore

Ten marla is a genuinely rare cut in Town, "very limited" in the dealer boards' own words, so the data is thinner. Verified fresh listings run from Rs 2.35 crore (Zameen, on-ground) to Rs 3.10 crore for a Block D 10 marla added in early October, with a verified listing at Rs 2.95 crore seen on the research day.

One dealer board entry this week shows "10 Marla @ 135," meaning Rs 1.35 crore. That number is exactly the 10 marla affidavit file rate, and it sits at less than half the on-ground asking band. Read it as a file deal, non-possession paper or a stale card, not as a plot price. Any 10 marla "plot" in Town quoted near Rs 1.35 crore deserves the same paper question.

1 kanal: not verified, do not plan around a number

Every current 1-kanal search result for "Phase 9" turns out to be Prism, not Town. Dealer boards quote no Town 1-kanal file either. A 2025 dealer comparison mentions Town 1 kanal at Rs 3.0 to 3.8 crore, but that is dated and single-sourced. Town's own rate cards describe 1 kanal as existing "only in select areas, very limited." We are not publishing a Town 1-kanal number because none is verified. If you need the current 1-kanal picture in the wider Phase 9 area, read our DHA Phase 9 Prism price guide, where 1 kanal is a live market.

File rates: the near-possession premium

Town is a file market too, and its paper trades noticeably above Prism's. October 2026 dealer boards (two independent sources agreeing within half a lakh) quote Town files at:

  • 5 marla affidavit: ~Rs 60 lakh; allocation: ~Rs 55 to 56 lakh
  • 10 marla affidavit: ~Rs 135 lakh
  • 4 marla commercial affidavit: ~Rs 230 lakh; allocation: ~Rs 215 lakh

Compare that with the same boards' Prism quotes: 5 marla allocation around Rs 44 lakh. A Town 5 marla affidavit at Rs 60 lakh against a Prism 5 marla allocation at Rs 44 lakh is the market pricing a different wait. Town is largely developed with houses on the ground; Prism is still rolling out possession. You are paying less of a time discount and more of a near-possession premium, which is exactly how file paper should behave.

For the paper itself, the affidavit vs allocation distinction changes both price and process: allocation files are registered to a holder and need both parties at DHA with an active filer buyer, while affidavit files trade at a premium and move differently. Our DHA Phase 10 file rates guide walks through that distinction, and the same logic applies in Town.

Town vs Prism: the comparison buyers keep getting wrong

5 marla askRs 83L - 1.65 crRs 64L - 1.15 cr
5 marla fileAffidavit ~Rs 60LAllocation ~Rs 44L

The practical rule: Town gives you a more finished neighbourhood at a higher file price; Prism gives you a bigger project, longer possession runway and a lower paper price. Neither is universally "better." They are different risk profiles.

Possession: why Town commands its premium

Town's possession record is one of the strongest of the newer DHA phases. Sector E saw a major possession in May 2023 covering 1,208 plots, and Sector D followed in July 2025 with 266 residential plots. E Block is described by dealers as construction-ready, with owners able to start building immediately. The phase has a grid station, water tank, school and an operational petrol pump in Sector D, plus round-the-clock security.

That ground reality is what the 5 marla Town affidavit at Rs 60 lakh is really pricing. Prism's R Block, by comparison, only took possession in May 2022 and the phase is still announcing new possession sectors this year. Development stage, not the phase number, is what moves these numbers.

Red flags in current listings

Mislabeled project. Confirmed this week: a Zameen listing titled "DHA Phase 9 Town" is tagged by Zameen itself under "DHA Phase 9 Prism, Block K." Ignore the title and read the location tag plus the block letter. Remember the shortcut: Prism has blocks F through R and no 8 marla; Town has only blocks A to E.

Bait-priced 5 marla. Two 5 marla listings at Rs 85 lakh sit far below the Rs 1.0 to 1.5 crore verified cluster. Treat them as leads to investigate, not as the market rate.

File price dressed as a plot price. A "10 marla at Rs 1.35 crore" board entry equals the 10 marla affidavit file rate and is roughly half the on-ground band. Ask whether you are being shown a developed plot or paper.

Phantom 6 marla. Town's documented cuts are 5, 8 and 10 marla. Listings tagged "6 marla" are usually 5 marla with paid extra land (one literally reads "5 Marla 64Sqft Extra Land Paid"), which is a legitimate product but priced differently from a real 6-marla cut that does not exist.

Template descriptions are not data. Zameen listings carry auto-generated text like "5 Marla Plots: PKR 49 Lakh to PKR 1.4 Crore." That is SEO filler, not a measured range. Ignore it.

Vintage cards still rank in search. 2016-era dealer pages quoting Town 5 marla at Rs 47 to 65 lakh still appear in results. Any figure that looks too good should be checked against a 2026 source.

A listing-reading checklist for Town

  1. Confirm the project from the location tag and block letter, not the headline. Blocks A-E means Town.
  2. Establish the paper: developed plot, affidavit, or allocation file. The three trade in different ranges.
  3. Match the ask against the current band for its size. A 5 marla near Rs 1.2 crore is the market; one at Rs 85 lakh is a story.
  4. Ask for possession status and dues-clear confirmation. Development charges paid vs unpaid change the real cost.
  5. If the listing is an 8 marla, it is Town, whatever the title claims.
  6. Note the listing date. Town's visible band moves with dealer boards and fresh supply.
  7. Budget the transfer on top. Our Pakistan property tax guide breaks down 236K, 236C, capital gains and Punjab charges with worked examples.

Frequently asked questions

What is a 5 marla plot asking in DHA Phase 9 Town right now? Fresh October 2026 listings run from about Rs 83 lakh to Rs 1.65 crore, with the verified cluster for an ordinary on-ground plot between Rs 1.0 and 1.5 crore. All figures are asks, not confirmed sales.

Is 8 marla available in Phase 9 Prism? No. The 8 marla cut exists in Phase 9 Town and not in Phase 9 Prism, so any 8 marla listing in "Phase 9" is a Town plot by definition. The October 2026 Town 8 marla band is roughly Rs 1.85 to 2.65 crore.

Why do Town files cost more than Prism files? Town is further developed, with possession handed over and houses on the ground. A Town 5 marla affidavit trades around Rs 60 lakh against a Prism 5 marla allocation near Rs 44 lakh. The market is pricing a shorter wait.

How do I know a listing is really in Town and not Prism? Check the location tag and the block letter. Town has only blocks A to E. Anything in blocks F through R, or a listing for 1 or 2 kanal, is Prism.

Is there a 1 kanal market in Phase 9 Town? Not one we can verify. Current 1-kanal results for "Phase 9" are all Prism, and Town's own rate cards describe 1 kanal as limited to select areas. Do not plan around a Town 1-kanal number.

Should I trust one listing as the market rate? No. With 230 live plots in Block D alone, the market is a range, and the band for 5 marla spans nearly a crore between edges. Read the cluster of current asks in the same block, confirm the paper status, and cross-check with how plot valuation works in Pakistan.

The takeaway

DHA Phase 9 Town does not behave like Phase 9 Prism, and this week the listings prove it: 5 marla at Rs 83 lakh to Rs 1.65 crore, 8 marla at Rs 1.85 to 2.65 crore, 10 marla at Rs 2.35 to 3.10 crore, and no verified 1-kanal market at all. The buyer who checks the block letter, names the paper and reads the cluster of asks negotiates from strength. The buyer who trusts a title, a template description or a single "Town rate" ends up comparing the wrong products.
