DHA Phase 7 Lahore Plot Prices: How to Read a Listing Before You Pay

The cheapest "5 marla plot in DHA Phase 7" on the portals this week is listed at Rs 30 lakh. It is not a plot. It is a paper file, a claim on a future plot that may never materialize in your preferred block. The cheapest actual on-ground 5 marla plot asks Rs 52 lakh, and a possession-ready 5 marla can ask three times that. Nothing in the listing title tells you which of these you are looking at. You have to read the ad like a dealer does.

Phase 7 is one of DHA Lahore's most traded phases: twelve blocks, most of them developed and handed over, sitting between Phase 6 and the Bedian Road corridor. It has mature blocks where families live, non-possession pockets still under development, and a parallel file market that quotes in lakhs while plots quote in crores. This guide pulls fresh October 2026 listings and dealer boards and shows how to read any Phase 7 listing before you pay. Every figure below is an asking price, not a confirmed sale.

The Phase 7 spread at a glance

Plot sizeOctober 2026 asking rangeWhat moves it most
5 marlaRs 52 lakh - 60 lakh (on-ground, Y Block)Possession vs non-possession; development charges
10 marlaRs 1.50 cr - 2.65 crBlock (T overseas lower, U/Y possession upper)
1 kanalRs 3.10 cr - 5.75 crBlock (S/P premium, Y value); corner and park facing
2 kanalRs 7.00 cr - 9.75 crIndividual plots; combined pairs ask up to Rs 13.25 cr
4 marla commercialRs 3.30 cr - 4.90 crCCA block; CCA-3 is still non-possession
5 marla file (paper)Rs 30 - 34 lakhAllocation vs affidavit

Two different markets live inside Phase 7. Paper trades at file rates. Land trades at plot rates. Everything in between is a listing you need to read twice.

5 marla: Rs 52 lakh to Rs 60 lakh on the ground

The honest band for an actual 5 marla plot, verified from seven Zameen ads added in the last week, sits between Rs 52 lakh and Rs 60 lakh, all in Y Block. Typical cards: Plot 5633-Y at Rs 58 lakh, another Y Block plot at Rs 57 lakh, one at Rs 55 lakh. These are non-possession plots in a block where development is still maturing.

Read the cheapest card with care. A plot listed at Rs 52 lakh carries a note that Rs 14.7 lakh in development charges is payable before transfer. The headline price is land only. Add the development charges and your real acquisition cost is Rs 66.7 lakh, which sits above the Rs 60 lakh top of the band. Always ask whether development charges are cleared and paid, because in Phase 7 the headline number often excludes them.

The possession premium on 5 marla is steep. Dealer-reported ranges put a possession-ready 5 marla at Rs 1.5 to 1.7 crore, roughly three times the non-possession band. Per marla, that is about Rs 11 lakh for non-possession ground versus about Rs 32 lakh with possession. When you see that gap, you are seeing what development completion is worth in this phase.

And the Rs 30 lakh cards? Those are allocation files, not plots. A 5 marla allocation file was quoted at Rs 30.25 lakh on the 14 October dealer board, and Zameen file ads sit at Rs 30 and Rs 30.35 lakh. If an ad says "5 marla plot" at a file-rate price, the description usually gives it away: it will say "file" somewhere, or name an affidavit or allocation process.

10 marla: Rs 1.50 crore to Rs 2.65 crore

The 10 marla band is wider because the block geography matters more. At the bottom sit T Block plots at Rs 1.70 and Rs 1.90 crore. T is the Overseas Enclave, and its plots trade at investor rates. At the top, a U Block plot (U-2144) asks Rs 2.65 crore, and a possession plot in Y Block asks Rs 2.40 crore.

Two live cards deserve a second look before anyone plans around them. An OLX ad for a "10 marla plot, ideal location, Y Block" at Rs 74 lakh sits at roughly half the verified band; that is a classic bait price or a file wearing a plot's title. And one Zameen card titled as a 10 marla plot asks Rs 1.42 crore but its own description says "1 Kanal Residential Plot". The title and the body disagree about the size of the thing being sold. When the ad cannot keep its own size straight, call before you visit.

1 kanal: Rs 3.10 crore to Rs 5.75 crore

One kanal is Phase 7's core product, and it shows the block premium most clearly. S Block owns the ceiling: verified cards at Rs 5.75 crore, Rs 5.40 crore on a 150-foot road, and Rs 4.60 crore in a direct-seller ad, all added within days of each other. V Block has a corner-plus-park plot at Rs 5.30 crore. Down in Y Block, 1 kanal asks Rs 3.65 crore and Rs 3.10 crore, and OLX shows a Y Block floor at Rs 2.75 crore.

That is a spread of roughly 2x from the same phase and the same size. The premium blocks (S, P, W, and the R/S belt) sit closest to Phase 6, which is where the established DHA money already lives. The value blocks (Y, X, Z2) are further from that belt but give you more land per rupee. Neither is wrong; they are different products, and the listing should make clear which one you are buying.

Per marla, a Rs 4 crore 1 kanal works out to about Rs 20 lakh per marla, noticeably richer than the Rs 11 lakh per marla of a non-possession 5 marla. The market is telling you that 1 kanal possession land in the good blocks is the scarce asset here, while 5 marla non-possession ground is the abundant one.

2 kanal: Rs 7.00 crore to Rs 9.75 crore

Two kanal in Phase 7 exists in only four blocks: Q, U, X and Y. Individual plots ask Rs 7.00 to Rs 9.75 crore, with the ceiling held by an X Block "top location" card added a day before research. Two separate X Block ads at Rs 7.00 and Rs 7.20 crore describe themselves as investor-priced, which is dealer language for "we will negotiate."

The pairs market is its own thing. Combined adjacent plots on OLX ask Rs 8.25 crore (X Block), Rs 9.25 crore (Q Block on a 70-foot road), Rs 10.50 crore (X corner), and Rs 13.25 crore (R Block corner pair). A pair is not two plots plus zero; the premium reflects the rarity of assembling 4 kanal of adjacent land in a developed phase.
