DHA Phase 5 Lahore Plot Prices: How to Read a Listing Before You Pay

A 5 marla plot in DHA Phase 5 asks Rs 1.6 crore this week. A 2 kanal plot in the same phase asks Rs 21.5 crore. And a 1 kanal plot in Block G can be listed at Rs 3 crore or Rs 7.5 crore on the same portal on the same day. One of those three listings is bait. The other two describe genuinely different products.

This guide pulls fresh October 2026 listings from Zameen, Lamudi, OLX and DHA dealers, and explains what moves each number. Every figure below is an asking price, not a confirmed sale. Treat listings as the opening of a negotiation, never as the market value.

The Phase 5 spread at a glance

Plot sizeOctober 2026 asking rangeWhat moves it most
5 marlaRs 1.5 - 1.7 crBlock M cluster, file vs ground paper
10 marlaRs 2.1 - 3.8 crBlock geography, road adjacency
1 kanalRs 3.65 - 7.5 crBlock, corner premium, 150 ft road frontage
2 kanalRs 6.5 - 21.5 crBlock, main boulevard backing

Phase 5 is one of DHA Lahore's most established phases, and its blocks are anything but equal. Block B and Block F carry the phase's oldest, most mature streets. Block M sits on the value edge. A phase-wide "rate" is therefore a fiction. The spread is the information, and it tells you exactly which block, which road and which paper a price belongs to.

5 marla: Rs 1.5 to Rs 1.7 crore

The freshest 5 marla listings cluster tightly in Block M at Rs 1.6 crore: one added about a week ago with possession tags and utilities, and another older card still carrying the same ask after eight months. That stickiness says something about this market: sellers in Phase 5 rarely chase buyers.

One dealer's 2026 guide quotes a wider band of Rs 1.5 to 2.2 crore, but nothing above Rs 1.6 crore is currently verifiable from live listings, so the upper half of that band should be treated as stale.

The file market runs alongside

For contrast, a 5 marla allocation file is currently quoted at Rs 53 lakh by a dealer on Zameen, with a Block M extension file at Rs 63 lakh on Lamudi. Ground plots therefore trade at roughly three times file rates in this size. That gap is not a quirk. Files are undeveloped paper; ground plots are buildable, possession-ready land. The multiplier is the price of possession and construction readiness, and it is the reason how plot valuation works in Pakistan treats paper status as a first-order input.

One caution from the file listings: a Lamudi card advertising a 5 marla allocation file in Block M Extension at Rs 70 lakh is still indexed in search results but carries a "no longer available" banner on the live page. Chasing dead cards wastes days. Check availability before you visit.

10 marla: Rs 2.1 to Rs 3.8 crore

Ten marla is where Phase 5's block geography shows up hardest. The low end is Block M: Rs 2.10 crore on DHA Plus and a fresh Rs 2.29 crore OLX ad posted within the last day. The mid band is Block B at roughly Rs 2.3 to 2.45 crore. The high end is Block K and Block L at Rs 3.6 to 3.8 crore, driven by park-facing positions and ring-road adjacency. Zameen's own index data supports the shape: its July 2026 figures put the phase average for 10 marla at Rs 2.48 crore, Block K at Rs 4.27 crore, and Block B Extension at Rs 1.93 crore. Block K commands roughly twice Block B Extension for the same plot size.

A reader warning on the OLX side: the Rs 2.29 crore Block M ad appears twice with identical copy, posted by the same dealer. Duplicate re-posts are a visibility tactic. They are not two separate plots, and search-result counts should never be read as inventory.

1 kanal: Rs 3.65 to Rs 7.5 crore

One kanal is Phase 5's deepest market, and the freshest listings paint a clear staircase. Block M opens the band at Rs 3.65 crore on OLX, posted two days ago. Block G standard plots step up from Rs 4.15 crore through Rs 5.25 crore for a next-to-corner position and Rs 5.74 crore for an immediate-possession plot with a boundary wall, to Rs 6 crore near LUMS. Block F's central streets run Rs 6.1 to 7.25 crore, with the top card sitting on a 150 ft main road. The current top of the verified band is a Block G ask at Rs 7.5 crore, added a day before this scan.

The Rs 3 crore 1 kanal card is bait

Two Lamudi cards price 1 kanal in Block G at Rs 3 crore ("1 Kanal Plot In 10 Marla Price") and Rs 3.25 crore, one of them carrying a "KANAK" typo in the title. Both sit 40 to 50 percent below every verified listing in the same block. That is not a bargain. It is either a lead-harvesting tactic or an attempt to move disputed or encumbered paper.
