DHA Phase 10 is still a file market. Nothing is balloted, no plot numbers exist, and what changes hands is paper: a claim on a future plot. On the morning of 7 October 2026, dealer boards around Lahore were quoting a 10 marla file between roughly Rs 47 lakh and Rs 50 lakh, and a 1 kanal file between Rs 86.75 lakh and Rs 99 lakh. Those are asking ranges, not confirmed deals. And the size is only half the story. The kind of paper, affidavit or allocation, moves the price by several lakh on its own.

What dealers are quoting today

Two dealer-published boards were reconciled for this update. Abdul's Venture publishes a daily rate book with a dated edition each morning, and Islam Estate publishes a rate sheet broken out by affidavit and allocation papers. Neither is an official DHA announcement, and the boards do not fully agree, which is exactly why buyers should read them as ranges.

The gap between the two boards comes mostly from the paper. Affidavit files quote higher across the board. On the Islam Estate sheet, for example, a 1 kanal affidavit file sits at Rs 99 lakh while the same-size allocation file is quoted at Rs 90 lakh. That Rs 9 lakh gap is not a bargain. It is the market pricing two different transfer processes.

Affidavit vs allocation: the paper decides the price

Both are claims on a plot that has not been balloted yet, but they transfer through different desks at DHA, so they are quoted separately.

An affidavit file is not yet registered to any person. Dealers commonly describe the transfer as going through DHA's affidavit process, and dealer sources say the buyer and seller do not need to appear physically at DHA and active filer status is not mandatory. This is dealer-reported practice, not an official DHA circular, so confirm it with DHA or your documentation lawyer before relying on it.

An allocation file is already registered in someone's name and must be transferred to yours. Dealer sources say both parties need to be physically present at DHA for the transfer, and the buyer must be an active tax filer. That last condition matters for overseas Pakistanis and anyone whose filer status has lapsed, because the deal simply cannot close until it is fixed.
