Buying an Apartment in Lahore: What to Check Before You Book
Before booking a flat in Lahore, check the project's approvals, the real per-square-foot math, maintenance charges in writing, and the transfer paperwork. Here's how buyers compare apartments across Bahria, Gulberg, DHA and Johar Town without getting burnt.

A two-bedroom flat in Lahore can be booked for around Rs 48 lakh in Bahria Town or Rs 4 crore plus in a premium DHA Phase 5 tower. That spread is the easy part. The hard part is everything that does not appear in the brochure: who approved the project, what the flat really costs per square foot, what the monthly charges will be five years from now, and whether the seller can legally transfer it to you.
Plots are simpler. The land is there, you can see it, and the approval trail is usually one society deep. An apartment is a promise layered on someone else's construction. So the buying process deserves its own checklist. Here it is.
What apartments are actually asking in Lahore right now
Every figure below is an asking price from current listings or developer announcements, gathered in October 2026. Asking prices are not deals. They are the opening bid, and in Lahore's apartment market the gap between ask and closing can be substantial, especially on new launches where the payment plan quietly inflates the headline number.
| Unit type | Area | Current asking range |
|---|---|---|
| Studio | Bahria Town (new launches) | Rs 54 lakh to 68 lakh (Rs 16,500 to 22,000 per sq ft) |
| 1-bedroom | Bahria Town | Rs 24 lakh to 1.2 crore |
| 1-bedroom | Gulberg | Rs 60 lakh to 1.4 crore |
| 1-bedroom | DHA Lahore | Rs 45 lakh to 1.8 crore |
| 2-bedroom | Bahria Town | Rs 48 lakh to 1.2 crore |
| 2-bedroom | DHA Lahore | Rs 2.1 crore to 4.2 crore plus |
| 3-bedroom | Bahria Town | Rs 1.15 crore to 2 crore |
| 3-bedroom | DHA Lahore | Rs 2.9 crore to 10 crore (luxury serviced) |
A few things worth noticing in that table. First, Bahria's resale bands are far wider than any one area guide suggests. A 1-bedroom can be listed at Rs 45 lakh in one sector and Rs 1.2 crore in another, and both cards can be honest. Second, the new-launch market runs on per-square-foot pricing now. Meridian Living in Bahria Town launched at Rs 16,500 per sq ft, Kuwait Mall at Rs 19,000 to 20,000, Faletti's Signature on Raiwind Road at Rs 22,000, and HS Prime Tower near DHA Phase 8 was announced at Rs 26,000 pre-launch. When you compare launches, compare the rupee per square foot, the payment schedule and the developer's delivery history together. The cheapest rate per square foot from an unproven builder is rarely the cheapest flat.
Third, some of the keenest-looking options are townhouse hybrids rather than tower apartments. Lake City's official townhouse pricing, for instance, runs Rs 1.19 to 1.39 crore for 2-bedroom units on a 2.5-year plan. Fine product, but it is a different purchase from a tower flat with shared lifts and common areas.
New launch or resale? Pick your risk
Resale flats in established buildings have one decisive advantage: the building exists. You can walk the corridors, check the water pressure, ask residents about the maintenance company, and verify the transfer history at the society office. The price is higher per square foot, but the uncertainty is lower.
New launches flip that. You are paying for drawings and a schedule. The protection comes from the contract, not the concrete. Before booking an off-plan apartment in Lahore, these are the checks that matter:
The project's legal status. Check the Lahore Development Authority's approved-schemes list for the exact project, and remember that a brand being approved is not the same as this specific phase being approved. Approval stage can vary inside one developer's portfolio. As of October 2026, LDA carries roughly 400 approved private-scheme records and 383 names on its illegal list. That ratio should concentrate any buyer's mind.
The building paperwork. For a tower, ask to see the building plan approval and, on a ready building, the completion or occupancy certificate. In DHA, this is not optional paperwork: built-property transfers are not processed without a completion certificate, which costs Rs 7,000 and takes about 21 working days after an inspection against the approved drawings. If the seller cannot produce it, the transfer cannot happen.
The transfer procedure for your society. In Bahria Town, the seller must obtain a No Demand Certificate at least 24 hours before the transfer, and for an apartment the seller must additionally produce a clearance certificate from Bahria Services confirming the latest electricity, gas and maintenance bills are paid. Understand the full chain before you pay token money, not after. Our guide to property token money in Pakistan covers the token stage in detail.
The developer's record. Industry guidance that has survived contact with reality: if a developer has not delivered at least three completed projects on time, do not give them your money. Browse their delivered buildings, not their renderings. Search for the builder's name plus words like delay, possession and NAB. It takes twenty minutes and has saved buyers crores.
The monthly cost nobody prices in
Ask a flat buyer their budget and you will hear the purchase price. Ask about the monthly maintenance charge and you will usually get a shrug. That is a mistake, because on some Lahore towers the charges now run into five figures a month and keep rising.
Here is what is officially published. DHA Lahore's own schedule (effective 1 July 2025) lists monthly security plus maintenance at Rs 2,185 for a 5 to 9 marla house, Rs 2,940 for 10 marla and Rs 4,330 for 1 kanal. Bahria Town's 2026 breakdown runs Rs 2,750 a month for a 5 marla plot, Rs 3,850 for 10 marla and Rs 4,950 for 1 kanal. Both of those are plot-scale figures, which means apartment-tower norms are building-specific.
And that is the honest truth about Lahore apartment maintenance: there is no publicly published per-square-foot norm for residential towers. Charges are set by the building's management, they cover security, lifts, generators, common-area upkeep and sometimes a sinking fund for major repairs, and they change when the building ages. Some buildings also sell parking bays and storage separately and bill generator fuel as an extra.
So the rule is simple. Get the exact monthly figure, in writing, at the booking stage, and ask three questions: what is included, how have charges moved in the last three years, and what happens when the lifts or generator need replacement. A tower with no sinking fund is a future special assessment waiting to happen.
Taxes and charges on apartment transfers
The federal taxes work the same for flats as for plots, which is worth stating because some buyers assume apartments are treated differently. Current Finance Act 2026 figures for the 2026-27 tax year put Section 236K at 1.25% for active taxpayer list filers (10.5% for non-filers) on the buyer, and Section 236C at 2.75% for filers (11.5% for non-filers) on the seller. Both are adjustable advance taxes, and both are charged on the FBR valuation or the declared price, whichever is higher. Note that older sources quote pre-July figures of 3% for both, so reconfirm the prevailing rate at the transfer counter. FBR valuation tables do include flats.
On top of the federal taxes, budget for the provincial and society layer. Stamp duty is commonly cited at around 3% for Lahore transfers. The society's own transfer fee and any membership charges vary by project. In DHA, a Rs 25,000 NDC processing fee has been reported since August 2026. A realistic example: buying a Rs 1 crore apartment as a filer means roughly Rs 125,000 under 236K, Rs 300,000 in stamp duty, plus society transfer and processing fees. Our Pakistan property tax guide walks through the full tax, fee and society-charge layers with worked examples.
Red flags that have cost buyers real money
The illegal-scheme numbers in Punjab are sobering. The Chief Minister stated in May 2025 that 5,118 of 7,905 Punjab housing societies were illegal or awaiting approval, and in Lahore specifically 206 of 707 LDA-registered schemes were not legal. Apartment projects are not exempt from this. In April 2026, a NAB Lahore open court heard 235 complainants, mostly victims of fraudulent or illegal schemes, and the named projects included Anabia Grand Mall and For U Real, both vertical commercial-apartment projects. NAB separately distributed Rs 70 billion in allocation letters and nearly a billion in cheques to over 8,000 victims of housing scams that dated back to 2000.
The patterns repeat. Watch for dual bookings of the same unit, pressure to prepay years in advance with vague refund terms, missing cancellation clauses in the agreement, a launch with no construction progress for months, and "guaranteed rental return" offers sold over WhatsApp and short-video apps. On that last one, the SECP set up a dedicated intelligence unit in October 2026 to catch Ponzi-style schemes marketed through exactly those channels. A guaranteed return is a marketing phrase, not a financial instrument.
Buying an apartment to rent out
Apartments are Lahore's strongest rental-yield play, which is why so many flats are bought by investors rather than occupants. Trade sources put Gulberg apartments at roughly 6 to 8% gross yield and Bahria Town apartments at 5 to 7%, comfortably above the 4 to 5% typical of DHA houses. One data study of Q1 2026 listings measured Lahore's overall gross yield at 5.74%.
Two cautions before you run with those numbers. Listing-implied yields run hotter than contracted rents, because asking rents assume full occupancy and zero gaps. And service charges come straight off your yield: a flat renting at Rs 80,000 a month with Rs 20,000 in monthly charges yields on the net figure, not the gross. Our Lahore rental yield guide works through the gross-to-net math in detail. A quick valuation habit before you commit
Normalize every option to rupees per square foot of covered area, then adjust for floor, view, building age, maintenance quality and possession status. A lower floor in a well-managed building with transparent charges will usually beat a higher floor in a building with a surprise assessment around the corner. And before you negotiate, check your apartment's estimated value with Shakir Estate's AI Property Value Estimator, which covers apartments as well as plots and houses. It researches current listings, matches your block rather than a city average, and strips out suspicious prices.
AI valuations are estimates based on available market information and property inputs. Actual sale value can vary according to exact location, condition, floor, building quality, maintenance history, demand, documentation and negotiation.
Frequently asked questions
What documents should I check before booking an apartment in Lahore? The project's approval on the LDA list for the exact phase, the building plan approval, the completion or occupancy certificate on ready buildings, the allotment or transfer letter chain, and the builder agreement reviewed by your own lawyer. In DHA, remember that built-property transfers require a completion certificate.
Do buyers pay different taxes on apartments versus plots? No verified difference exists at the federal level. Sections 236K and 236C apply to apartment transfers the same way, and FBR valuation tables include flats. Differences show up only in society-specific transfer and membership charges.
How much are monthly maintenance charges in a Lahore apartment building? There is no published citywide norm for residential towers; charges are building-specific. As reference points, DHA's own schedule starts around Rs 2,185 a month for small houses and Bahria Town charges Rs 2,750 a month at the 5 marla plot scale. Always get the exact figure for your tower in writing before booking.
Is booking an off-plan apartment safe? It can be, with a proven developer and verified approvals. The riskiest bookings combine an unproven builder, a project whose exact phase is not on the approved list, and a contract without clear delivery timelines or a cancellation clause. If any of those three is missing, walk away.
What rental yield do Lahore apartments give? Trade sources put Gulberg apartments at 6 to 8% gross and Bahria Town at 5 to 7%, above the typical house yield of 4 to 5%. Treat listing-implied figures as ceilings and calculate on net rent after service charges.
